    Of course they sign off in Irvine / TIC villages (not speaking of other areas). If they didn?t approve re-sale of homes nobody would pay HOA fees and just sell LOL. HOA transfer doc fees are a part of re-sale closing process in TIC neighborhoods.

    It will be one year by the time home settles, but no way HOA will sign off on the sale without a finished yard. Listing does not equate to a sale.

    Never agreed to the bet formally so doesn?t count. $747 PSF in CV is nuts. HOA need to do their jobs regulating backyards.  There are too many homes where they don?t complete their backyards and even front yards, such an eyesore.

    I never said it was impossible. Honestly depends on your HOA and how well they enforce.  My home I sold recently in a TIc community, the HOA held up the sale on whether the backyard was finished The main point is you cannot sell your spot in line.
