Observations from the front lines of the Irvine housing market?

Selling above $720psf is not a price decline. LOL. Selling below listing price is meaningless. I?d panic if it gets to $650psf (aka October 2021 levels) in Eastwood.

$642 psf is a steal for a 5 bed, SFR even in Great Park. Anything less than $700psf is a steal for a turnkey home built recently.

LL: ?[Irvine] is just not the place for me? You don?t live in Irvine and you don?t like Irvine yet you stalk TalkIrvine and post every day. Get a life.

Sleepy we get it. You don?t live in TIC village, nor do you like Donald Bren. But don?t correlate Orange County trends to the TIC.  I never said I like TIC, just said not to underestimate their value in times like this. You will love TIC if you own in TIC village. You will hate TIC if you...

Observations from the front lines of the Irvine housing market?

Don?t underestimate the power of The Irvine Company in times like this. Private, cash rich, has no stockholders to report to except for one person, Bren.  TIC will just not approve any new home releases for any builder (Irvine Pacific, KB, TaylorMo, etc) and just pull inventory creating demand...

Observations from the front lines of the Irvine housing market?

It?s kind of odd someone who doesn?t live here posts so regularly. It?s like me posting on TalkLagunaNigel (if it?s exists) and trashing the city even though I don?t live there?.frankly just odd and creepy. Expecting a bearing outlook is reasonable but at least commit to a timeframe and...

    Fresco @ Eastwood Village

I see some in Eastwood. I think it depends on your specific condo HOA if it?s a condo, not the Eastwood HOA

New Listing - Corte Bella Plan 2 detached condo @ Orchard Hills (101 Mustang)

You can?t subdivide new Irvine homes SFR due to HOA rules. This is an invalid argument. Communication Hill in SJ is not sketchy lol. Martin is correct.  The hottest condos are Delano (attached) and Helena.  Market speaks for itself and people don?t care about the ?land? argument.

Observations from the front lines of the Irvine housing market?

Of course high interest rates will dry up cash buyers.  These cash buyers are business people. Most businesses fund expansion thru a combination of cash and debt.  When cost of debt (high interest rates) goes up they need to use more cash for business expansion and therefore have less cash for...
