On the Las Ventanas front, I dropped by this weekend and it seems like they have sold a lot of houses recently.  I would imagine they only need to sell 1 or 2 more before they release another phase.

The floor plans vary quite a bit, so it's hard to sum them all up in one vote.  I generally like the great room concept, and the plans that combine that with a tech space and/or loft would work fine for me.  I actually really like the extended counter - you can never get enough counter space...

As with everything else, they aren't selling as fast as they would like.  They released 4 and 5 over a month ago, and from what they told me it will still be a while until phase 6 comes out.

That jail is actually a lot closer to all of the planned great park developments than PS.  The landfill and fire hazard concerns are far more relevant.

From what I have read online, any danger the landfill may cause seems to be far less than the more general problem with the air quality around here.  On days that I can barely see the mountains from UCI through the haze and smog, I have to wonder what that junk is doing to me.

Yes, I'm on the list for one of the really big lots.  They may be much more expensive, but who knows.  We wont really know for sure if all of the new construction across Irvine is selling as fast as they expected until the summer is fully underway and they stop blaming the weather for slow...

I think they were having trouble selling the lots right by the 133, so they wanted to release some better lots to get momentum going.  They couldn't call it phase 2 because the phase 2 lots were already specified on their site plan.  We considered buying lot 63, but decided to wait a while...

I feel like even buying new has its fair share of BS games being played: -Having to give all of your financial information to every banker in town to be on their pre-qual lists -Having to be available for every phase release or be dropped from the list -Realizing many of the details in the house...

Agreed, buying here is no fun, and it's so time consuming to try and keep on top of everything that I have completely lost all of my free time.  Isn't this supposed to make me happy?

I'm curious about this as well.  I made it a point of getting on the priority list for San Marcos and San Mateo as soon as it opened.  When I showed up to the opening of the sales office, they assured me that as long as I did the pre-qual before the models opened, I'd keep my spot in the line. ...
