    Pre-drywall Walk-Through

It's easier to ask for forgiveness than for permission ;-)

    Pre-drywall Walk-Through

Most of the builders require permission to have an inspector on a construction site (not sure why the home buyer doesn't require it). I think most of the time they deny it using whatever excuse. Anything an inspector brings up just slows down the construction for them. Your options are: 1)...

    Help: Floor plan choice

Anything in Crenshaw for an extended period of time wouldn't look nice after a short period of time...lol. Besides, for those who made the ultimate sacrifice, shouldn't they be placed to rest somewhere nice (like one of the arguments those Chinese residents make that veterans should be put to...

    Help: Floor plan choice

I've lived next to the West LA national veteran's cemetery before, half a block away on the same street (Veteran Ave.). A veteran's cemetery is actually quite beautiful if any have ever been to one. But back on topic: It seems like it comes down to where you'll likely spend the most time with...

    Help: Floor plan choice

If you have infants/toddlers, no old people living with you, and usually don't have guests sleeping over frequently, the loft option looks better IMO. Downstairs laundry will be an inconvenience bringing laundry up and down. Double garage vs 2 separate seems to be a toss up. Regarding the...

    Cell phone signal in OH

AT&T and Verizon signal on all the communities along Portola is bad. Think part of the reason also is that they don't have any cell towers this side of the 5 fwy. The only carrier with the closest cell tower is Sprint and T-Mobile...

    Recommendations for landscaping companies

Most won't take credit card, they don't want to have to pay credit card processing fee. It's typically check broken out into multiple payments, with the last payment at completion. The payment schedule will vary and depends on what you can negotiate with them.

    Shutters

Out of curiosity, has anyone looked into polycore shutters from Golden West Shutters and/or OC Shutters? If so, how was it in terms of price and quality? Built in their local factory or sourced from China?

    Shutters

Not sure if there's any advantage of one over the other, but using a nail gun will most definitely be easier and faster for the install. A screw just sounds more permanent to me as I don't plan on having the shutters uninstalled, especially getting accidentally uninstalled by a 3 yr old toddler...

    Shutters

Had Bella Blinds out, Sunland polycore 3.5" louvers Small ~1.5" Z frame with bead Split rails Coming out to $16.50/sq ft What I do like about Bella Blinds is that Derek does the install himself, and uses screws instead of nail gun for the frame mounting.

    Shutters

Edited my prices above for Norman Woodlore/Woodlore Plus from Arvind. Had a typo in my spreadsheet, so total sq ft is 168 -> 212. So comes out to about $18/sq ft with the Norman shutters (mix of Woodlore and Woodlore Plus install)

    Shutters

Arvind just got back to me on Sunland polycore quote and said same price as the Norman Woodlore/Woodlore Plus quote ($3,830). Again seems really high for polycore, was expecting it to be cheaper than Norman shutters. Decided not to ask him about total sq ft he measured since I already measured...

    Shutters

Thanks. Forgot to ask him what his calculated total sq ft, but I did noticed that he was measuring from window edge to edge. I measured with additional 2" each sides, so I'm pretty sure my estimated sq ft is pretty accurate. I'll have to ask him when he sends me the Sunland quote

    Shutters

Whome, for the ~$16.50/sq ft did you get Norman Woodlore shutters with Arvind/Pacific Windecor? Or was it Woodlore Plus? I just met with him today to get an estimate: - 16 windows with a total of ~212 sq ft - Woodlore shutters for the smaller windows (under 30" width) and Woodlore Plus...

    Received "Preliminary notice" from subcontractor

I looked into this initially as well when I was starting my landscaper interviews and it seems most common with some concrete mix company. For example, check out Robertson?s Ready Mix review on Yelp.

I've been in contact with them the last few days. Their options seems alittle limited; however, still worth a look. I'm in the process of getting an estimate quote from them over email. Option 1: frameless....choice of clear or frosted glass only Option 2: frame/panels....choice of...

VRBO / AIRBNB - starting to show up in Irvine

Even if HOA rules prohibits it; if reported, is there really anything HOA can do about it, besides maybe sending a letter that would be ignored? Tired of seeing transient people in these homes.
