I think that s is the beginning of the end for the 1960-1980 style homes in this exclusive area Turtle Rock. People will star buying these homes for their intrinsic real estate value. Looking ahead 10-20 years from now, the market will justify such teardowns and rebuilding of these new style...

I'm just thinking how high could these homes appreciate over time? Could this be a $4 million house in 3-5 years from know. What type of economy would we have to sustain such price increases. I'm sensing that anything above $2 million will have a flat line over the coming years.. Just my 2c

Does anyone know if Bella Vista & Alta Vista are the largest homes and lots to be built in Orchard Hills? I have seen the 'Future Residential Areas' shown on the Orchard Hills Village map and it seems to be even more elevated up the mountain and closer to the 'Reservoir'.

I think this is the first Irvine Company community development annexed to the city of Orange. I wonder if we'll see heavy infrastructure spending on schools and shopping centers to make it at par with the benchmark of Irvine.

Any idea as to which city and school district this project will be annexed to?

I've used Nelson Moving (North American Movers) in Lake Forest for two moves including long term storage. Both times they were great and had no issues. I would definitely use them again.

Laguna Altura. Guard gated and a perfect location in terms of access to the freeway, toll road, beach and entertainment. Great designated schools including UNI.
