I think they have been trying to unload the property since November 2016 and delisted on April 2017.  But, that is a pretty big hit in 3 years with loss of $500k including the selling costs.

I said "at that price range"  Anything $1.5mm++ are pretty slow moving and need to cut prices to move it unless it really shows well above and beyond.    Hidden Canyon currently has 0 pending and 11+ active listings ($3.3+mm) with almost half 100+ days on the market so a lot of competition out...

The problem is there is way too many unsold inventory in Hidden Canyon and in that price range.  Need to bring down prices.  Bad time to sale.  All about supply and demand.

I agree.  Especially the higher priced homes have been cutting prices.  Irvine home prices are having a slight correction from Crazy prices to now Expensive prices.  Got way ahead of it self.  Lower end (<$850k) still selling really well though. I think it will hit the floor this winter and...

I think these townhomes are pretty much sold out?  They are having close out sale.  Seems to be selling well.

Tesla is like an iPhone.  Somehow, I don't mine seeing so many Teslas and same car as mine on the road.  If it was other types of car, I will be like so boring and won't pick up the same car next time...., but not Tesla as I will probably buy it again.  It's weird.

One thing good about this Pizza Hut is that it's a Sports Bar.  Atleast little different. 

Probably not that well.  Ravello along with Terra and Como released smaller floor plans at lower price points this week.  I think overall values are fairly attractive now.

Plan 4s Flooding the Market.  Exodus.  I say too ambitious.  Wealthy are not buying $3.5+ million homes now.  <5 pending entire Irvine that's $3.5+ million.  Needs to be low to mid $3 million for 119, 111, and 97.  and high $2 milion for 79...

I wonder which neighborhood.  Probably OH or Altair.

Just FYI, Kim Tae Hee and Rain owns $6+ million house in Seoul, Korea.  This home is probably like a vacation home for kids to goto school and for their U.S. career.

Finally a new tenant where Ugly pie Pizza was in Orchard Hills Shopping, but but but.... Pizza Hut chain store really after all these years???? I thought Irvine Company was not into Chains?  Haven't tried Pizza Hut in 10+ years, but I will give it a Shot.
