Yes.  That area on Portola behind EW is the last development for Orchard Hills.  Probably years out still (3+).  But the main topic on this thread is how many more homes at the ?Groves?  side which are the homes mentioned earlier + IP homes next to Palermo.

1.  Haven't heard anyone that recently re-financed that got impossible to match offers from their existing mortgage provider.  Maybe few did, but not many. 2.  Nope.  Lowest I have seen is 2.25% 15 year fixed no cost loan.  sub 2.0% is not here yet or offered with points and costs.

Mortgage Rates fell notably today again.  Pretty easy to get 2.75% no cost loan for high conforming now (<$765k).

2.75% is probably for <$512k.  High conforming between $512k and $765k is probably around 2.875% no cost at Loan Depot. I think if you shop hard enough, you can get lowest at 2.8% for no cost for high conforming =<$765k. Jumbo is another story.

RateRabbit has 30 year fixed no cost loan at 2.875%.  Lowest I have seen.  This is ofcourse if you have the best credit score, etc. I might bite on this one.

The construction of the model homes are underway.  Late July/Early Aug release sounds like a reasonable timeline.  I will probably guess starting at mid $1.8mm to low $1.9mm.

I called Owning to see what best rate they can do. Their advertised rate on their website is the best rate which is 3.375% for Jumbo at no cost.  I am still at 3.125% from the Brexit Days in 2016 so I have to wait to see if it goes down to 2.75%. I will check out Wells Fargo per USC's blog...

Taylor Morrison Site is up - Palermo.  Price starts $1.3mms (probably high $1.3), but the yards are pretty tiny.  Ones on the Leafy Pass and bottom corner lots has some good size yards.  Everything else is pretty damn tight like Sardines/Capella.  Expected grand opening May 2020. ...
