    This is very common occurrence.  In fact, it's way too common, getting worse, and abused by either the owner or the realtor.  There should be some types of penalties to the listing realtor for inflating the square footage and not verifying the accuracy of the livable space which is misleading to...

    Generally, investors are trying to take benefit of earlier phase pricing expecting to profit from subsequent price increases in the later phase.  Also, it's right next to Portola High School within a walking distance.  Asian moms will love it.

    Sitting in the market 145+ days.  Probably can negotiate little more.  Trying to finish off rest of Messina.  It's in a nice cul-de-sac through, but lot size is pretty small <5k with back facing a neighbor (I think).  I feel claustrophobic on those plan 2s.
