So regarding lots/location, of course no neighbors to either side, or behind you is the best.  But would someone prefer backing into a neighborhood street vs having a house behind you especially with the small 10ft setbacks these days?  Does backing into a neighborhood street warrant any premium?

For those here who have purchased new construction, is the general consensus that you gotta buy in the early phases, or you're just screwed because of all the price increases? Is it worth it to wait for future phases for your desired lot, location, or just scoop up something in the first few...

It says 1.3M now.  It just appreciated $100k in 2 weeks. 

So why'd lafayette do so well?  I guess its smaller and cheaper than the palo altos, arcadias of the world.

So 200k difference over 3 years.  That's some sweet appreciation.  Why was Arcadia such a slow seller in SG?  It seemed pretty nice when i toured it.

Were you preapproved with OnQ?  I thought to be even able to reserve, you have to preapproved with their preferred lender

Is the similar product in EW you're referring to Mr Belvedere?  I thought they're doing well...still jacking prices up 8K for each phase.

I really thought the motor homes across the street would be a detractor to mr eastwood as a whole.  Especially homes closer to Irvine Blvd.  I guess I was wrong.

Yes, a party in your alley of a backyard.  Perfect dimensions for a boche court though.

Brick sidewalks are nice.  That's better than stonegate's saratoga which is just a looping glorified motor court.

Was the branches a "signature" william lyons home?  looking at the aerial photos shows a pretty tight backyard with the HOA pool on the other side.  I'd imagine lots of noise during a hot weekend day.
