    So regarding lots/location, of course no neighbors to either side, or behind you is the best.  But would someone prefer backing into a neighborhood street vs having a house behind you especially with the small 10ft setbacks these days?  Does backing into a neighborhood street warrant any premium?

    So 200k difference over 3 years.  That's some sweet appreciation.  Why was Arcadia such a slow seller in SG?  It seemed pretty nice when i toured it.

    Is the similar product in EW you're referring to Mr Belvedere?  I thought they're doing well...still jacking prices up 8K for each phase.

    I really thought the motor homes across the street would be a detractor to mr eastwood as a whole.  Especially homes closer to Irvine Blvd.  I guess I was wrong.

    Brick sidewalks are nice.  That's better than stonegate's saratoga which is just a looping glorified motor court.

    Was the branches a "signature" william lyons home?  looking at the aerial photos shows a pretty tight backyard with the HOA pool on the other side.  I'd imagine lots of noise during a hot weekend day.
