Huntington Beach/Fountain Valley would be a nice middle ground. Just a quick shoot down the 405 to work (against traffic) and about 35 miles to downtown LA. How's the Huntington Beach unified school district? Sorry, I'm single with no children so kinda clueless to the schools.

Do you work in Irvine, or have to stay in/near that area for other reasons? If you go down south a little...aren't schools down in Aliso Viejo/Laguna Niguel pretty good?

I called - HOA ranges from $868 to $1600/month. No Mello-Roos. Daily tours at 11 AM, 1 PM and 3 PM.

I usually make thought-out purchases....but sometimes I buy out of impulse. Thank goodness for receipts and return policies.
