Newer Irvine listings with crazy WTF asking prices from equity sellers

Nothwood Pointe for us has a classic neighborhood feel.  The mature trees and the largeer lots are nice.  We loved the trail too.  We actually like having a formal dining room and living room for the extra space and love the spiral staircases.  The problem is that the houes we saw all require...

    Portola Springs - Las Colinas

Went back to see these today.  They are having open houses on the phases that are almost built out but have not sold.  The area is dead.  After seeing Las Ventanas, we really think thee are too overpriced.

    Las Ventanas Video Walk Through

We saw these today too.  After seeing these, we cannot pull the trigger on Las Colinas.  Las Colinas is too overpriced when you see these.  These offer a lot and very similar to Maricopa but much less in price.  Honestly, the toll road doesn't look that bad.  This is pricing that makes sense for...

    San Marino Pricing and Models

I like LV purses and actually feel I am getting what I pay for ... at least enjoyment wise.  Also, LV purse would be a small mistake in comparison to a 200K equity loss. I haven't toured San Marino, but my realtor did for us and says that we should not even bother.  The price is not worth what...

Newer Irvine listings with crazy WTF asking prices from equity sellers

Our realtor has taken us to see alot of resales in Woodbury and Northwood.  When you look at the prices and the amount of work that will be required on the Northwood Pointe homes, new starts to make a lot of sense.

    Portola Springs - Las Colinas

Ok now that I have seen Stonegate, the first new SFRs that I have liked in a long time, I find myself reconsidering Portola Springs Las Colinas.  In both cases, I think the product is overpriced, but we are starting to believe that prices in Irvine will remain flat.  We might be ready to pull...

    San Marino Pricing and Models

After seeing Stonegate today, we might go and check these out.  I had given up after Carmel, but Stonegate's Maricopa is nice.  I just think these are more expensive with less rooms ... how does that make sense?

Trying to buy in Irvine is NO Fun

We are like you and I find the whole thing depressing.  We are constantly saying to ourselves that it shouldn't be so hard and that buying a home should be a nice experience.

Grand Opening Weekend: Stonegate & Design Center

We stopped by and surprise, surprise, I liked the models.  I still prefer models with a formal living and dining (I must be a dinosaur) but these looked pretty good.  I thought I would like Sonoma better but I actually liked these better.  No model was in the 7's ... model 2 was in the high...

What kind of home plan do you prefer? (Redux)

To me it seems like the floor plans are getting worse in terms of additional living spaces.  I thought Carmel I was bad but it looks like San Marino cut away more living spaces.

    Laguna Altura in 2011

I love the Los Colinas floorplans and the only thing that is keeping me from pulling the trigger is the PS location.  It just seems so far out there.  I am sure in 10 years it will be a great place to live and we might even appreciate it being so far, but for now it still seems like the boonies...

    Who are all these buyers?

Bottom line, things are selling and there are a lot of peoplenout looking at homes!

Las Ventanas by Taylor Morrison at Portola Springs

At that price I really doubt they would be standard streets.  It would be great though. I actually really love Las Colinas but am not crazy about the PS location.

Montecito / Sonoma / Carmel Pricing

Yep, went by Sonoma today and everything is sold out.  I stopped by Carmel II and they have about 4 homes left from Phases 1 -3.  I just had to go and see how I would envision the the flex room.

Is it just me or are the Woodbury resales overpriced?

Pat Star - That made me laugh .... Actually, when passing by Northpark and parts of Northwood, we thought the Guard was overkill too! However, after going into Northpark, we kind of liked it and were actually quite suprised by that.  ;)

    Year-round Elementary Schools

Is Childcare an issue for the year round schools or do they offer it for all days off.  I think it might be good to not have a such a long summer break. Also, what kind of after school and summer programs are there for middle school kids?

Is it just me or are the Woodbury resales overpriced?

The funny thing about perceptions ... I have had several people tell me that since I am moving and spending a crazy amount of money (everyone thinks Irvine does not make financial sense), I should "do it right" and get into Irvine schools.  This has come from people at work and multiple people...

Is it just me or are the Woodbury resales overpriced?

See I am at home today and wasting way too much time on the Boards. Many of the people I know living in Woodbury have their kids in private schools and the ones that have their kids in Public have them at Stonegate. Another thought that I had about IUSD versus TUSD is that with the budget...

Is it just me or are the Woodbury resales overpriced?

PatStar - Yep I have done the research and do not think the IUSD schools are better at all.  I am also a firm believer that scores are just scores and it really boils down to the teacher and the individual experience for each child.  It is more the perception of other people.  Again, not...

    L or the izz-O?

Agreed.  There are some beatiful 3 car garage homes in Tustin Ranch going in the 900's.
