    Say what you want about how nice they are compared to other places, they are overpriced for literally next to the freeway.  Once the area is done building out, no one is going to want to buy that close.  (LV > Sevilla > Ironwood) < everything else.

    Speaking of LA, does has anyone seen news on the conforming loan limit changes that are supposed to be coming up?  I imagine with as bad off as the area is now it'll only get worse once that comes through.  Are the low end LA selling well, or is it just the higher priced tracts that are hurting?

    My money is on the price is too high for homes right next to and facing the 133.  That close to Portola also is not good.  I think you are right that interest will pick up once they start releasing the other areas that are not adjacent to 2 "major" roads.  My pick would be something in the 20~30...

    I might be wrong but zoned as SFR instead of condo is about .25% difference in interest rate.  Which at a loan amount of 600k is over 30k over 30 years.  So in certain circumstances it is only a 10k difference.

    Ironwood - PS

    They don't seem to be doing to well. High HOAs, high MR, 530~600 in price, and they are attached.  You can buy at Sevilla getting a better builder with detached.  Last Iwas in the office it seemed like they weren't gaining any ground on sales.

    You also have a lower MR at Sevilla if I remember correctly.  However condo type vs SFR does have an impact on interest rate (for us non-FCB).  I would worry a little more about being close to Portola Parkway than the 241 also.  Portola is the only road in and out of PS and will likely pick up...

    Yeah, this is exactly how I feel about the area too.  AV homes are over valued by a lot.  Irvine is a bit better but the prices need to float down some as you can get relatively the same product for 200k less in Ladera.  YL is far, but all in all the best buy right now I think.  Though for work...

    Its good if you like asian pastries.  They are an overseas company which probably leads to some of the allure.  Not a big fan myself, my fiance loves the place (I'm white, she's asian).  I'd say try it you might like it, but it isn't the best place ever.  Now when the Little Sheep hot pot opens...
