Ok gang, I need your input on this Irvine home

It looks nice, large lot and all, but I would not buy that location personally.  Then again, I'm willing to wait out the market for another year at least.  Sold in 2002 for 450k and if we are to believe that prices should drop near those levels...

Fed's 2 year interest freeze - Effect on Irvine Market?....

First, even with the 2 year lock rates can still go up if the economy starts to recover.  However, if the economy starts doing worse (very likely) then you'll see rates go lower.  Second, iPac and any other builder will likely tell people to buy now because of rate/price/you-name-it will go up...

Typically iPac doesn't deal like at all.  If they are selling well, then they likely won't give you anything.  Doesn't hurt to try though.

Fed's 2 year interest freeze - Effect on Irvine Market?....

An extension of the overpricing of Irvine homes.

Correct me if I'm wrong, but don't all new areas need to have affordable housing as required by law?  So, you'd get this anywhere you go.

Mid-year break down... irvine, tustin ranch, north tustin

Speaking of, this there a redfin app?  I have terrible times with the main website when trying to do the same as you.

    Lambert Ranch in Irvine

One can hope not, no sales means lower prices mean maybe I can grab some at a good price!  Remember, the nation's loss can be your gain!

Las Ventanas by Taylor Morrison at Portola Springs

1 of 3?  But yeah, they shouldn't have the deck on their floorplan.

I throw that again to personal preference, I for one like neither the look nor the added maintenance.

Las Ventanas by Taylor Morrison at Portola Springs

That is largely personal preference.  I prefer the area furthest from the 133 and portola parkway, which is the NE section.  I think 25, 29, and 31 are plan 3 in that area, though two of those will likely have lot premiums.  Again though, it is personal preference.  Which is also why I didn't...

Las Ventanas by Taylor Morrison at Portola Springs

      Plan 1 = lot 27, plan 2 24, 26, 28, or 30.  At least, those are my picks.

Didn't they already get the loan though?  I can't imagine they want to moth ball it and still make payments.  And waiting out the Euro debt crisis might be a very long time, as soon as one does a little better (i.e. Greece) another country is there to pick up the slack (i.e. Italy).  Plus, with...

Las Ventanas by Taylor Morrison at Portola Springs

Less than 1K for prime area (at least less crappy) during the selling season.  I'll hold out for the price drop due in 4~6 months.  When is HF breaking ground again, early 2012?  For other fun options there are 5 developments going up in Lake Forest set to break ground in a few months.  Not...

Gotta build fast, fast, fast before any real competition springs up.  Think Lennar is going to realize people way driveways?

    3-Car Garage Homes

Yup, I completely agree.  All I can hope for is that the economy does poorly due to consumer interest which could lead to a lowering in home prices as well.  Otherwise, no buying for me.  :'(

    3-Car Garage Homes

Yeah, everyone has been saying rates will go up for a long time, but nothing shows signs of this being true.  The flight to safety today even is showing this to be the case.  I'm going with the global economy will need to be much more stable than it is currently before rates will really push up...

I agree that you won't see the drop quickly.  I think TIC is doing their damnedest to keep prices up kinda like the QE stuff the govt did.  Try to combat deflation with inflation right?  If there is something that is telling in my opinion it is that prices on new home have gone down a bit over...

Las Ventanas by Taylor Morrison at Portola Springs

True it isn't Culver, but you will still get more noise and traffic than if you were further back in the community.  Also, I would have my doubts that most people in PS are going to go to Irvine Blvd to the 5 instead of taking portola.  Going from Sand Canyon will likely always be the best way...

Las Ventanas by Taylor Morrison at Portola Springs

I agree it is not there today, but give it time.  My point is you are paying for something now that down the road will not be worth what you are paying for it.

Las Ventanas by Taylor Morrison at Portola Springs

I agree it isn't nearly as bad as the 405 or 5, but it'll still deter potential buyers on resale.  Plus LV is right next to portola parkway which is (and may always be) the only majour road in and out of PS.  And it will likely only ever be used in the northern part even when it connects to...
