As-Is Sale - What about when you find something they didn't disclose?

I would think that if they want to make the sale and now know about the issue, you should be able to argue the 4k off the price.  Unless they are trying to get lucky a pull a fast one on someone they should be will to make up the difference.  If not, I'd wonder what kind of people you are buying...

EPA's final analysis of TCE - causes cancer (well duh)

Yes you do, I went there (VoC) and had a look over their disclosures and one of the big ones was to not eat things you grow that have "deep roots".  It was actually a big reason for us to leave as we didn't want to have toxic kitties.

House sales of San Marcos in Stonegate

Resale it is still going to be harder to find as good a "deal" than new in Irvine.  On the other hand, older used homes will have lower/no HOA/MR. Something to look out for with the iPac homes, people claim that their flooring and cabinets can be pretty poor and the customer service is bad as...

House sales of San Marcos in Stonegate

What attracts you to San Marcos?  The layouts are very standard for iPac so San Mateo or some of the LA homes might suit your fancy.  I think Capistrano still has some open, though they might not have anymore detached.  Either way, you might get a better price at Capo as they should be almost...

EPA's final analysis of TCE - causes cancer (well duh)

There are thousands of people living in the contamination zone, so if you live in Irvine you'll probably know someone that was impacted by this.  Something else to keep in mind is many people in this area like gardening.  Deep root plants can actually break into the contaminated water and bear...

Q: So does the new EPA conclusion mean that there is some danger from living above a TCE plume? A: Yes

House sales of San Marcos in Stonegate

If you love it and you aren't looking at it as an investment go ahead.  You can play the "waiting for the price to drop" game forever.  If you plan on being in the home for a good long time (say 10+ years), you "should" be fine.

Other option is wait out the deflating prices and buy when their prices are such that they no longer have to offer incentives to sell homes.  If you can't do that, buy during the down season (Dec~Feb'ish) when sales are slow.

    Dividing the broker co-op, illegal??

Or they can be family and just slide it to you under the table.

House sales of San Marcos in Stonegate

Yeah, basically this.  The reasons to buy right now aren't because it is a good time to buy.  It is because you have a growing/shrinking family, are moving to a new area for a job, can't stand living with your parents anymore, stuff like that.  If you are looking at it simply from the money...

$150 to participate in TIC "Discussion Group"

I guess USC is right and it's all about the money.  $_$  I think the worse news is that they review this in 2010 and decided it was the idea to go forward with.  Sounds like nothing has changed since then.

With the reaction of everyone thinking this is terrible, I wonder why TIC is pushing it?  Honestly, you look at the new homes right now and the only ones selling well are LV.  Can they not take the hint?

Looks like they are still having issues moving those homes close to the 133.
