What USC said.  Also the KB sales people can be hit or miss, and I think they are more on the miss side at Ironwood.  Also if you follow their sales, they aren't doing so great.  They are attached and most Irviners want detached, attached also carries some other negatives that most aren't aware...

    Waiting to pull the trigger...

To be completely honest, I just needed someone to point at and say they "can't stands no more!"

    Waiting to pull the trigger...

Everything is about comfort level and timing.  Some people will buy because they "can't stands no more!" like USC.  I won't buy until the market hits bottom in some meaning full way (like seasonally adjusted home prices are pointing up with interest rates doing the same while the general economy...

    [IHB] Is Irvine affordable?

That is a different mentality and a valid one too.  Some people need to buy because they simply want a home that is their own.  To them I say "kudos to you, but I'm too Jewish and have been raised not to think like that."  But when you take the loss, don't say you weren't warned.  Out here is...

    [IHB] Is Irvine affordable?

Yeah, I just want people to understand that when we (cuz i do it too) say 5~10 years, it could be longer.  Could be shorter too, but the economy isn't really shaping up to be much better than expectations.  I would just hate to see someone buy based on something I said about making the money...

Going notion is you'll lose money on buying a place.  Depends on situation, there are some good reasons to buy.  A growing family, moving to a new area for a job, stuff like those are good reasons to buy.  Purely from a money perspective, if you buy now you'll likely lose money on a place as it...

    [IHB] Is Irvine affordable?

The only issue I have with this statement is there is no proof why the value will come back in 5~10 years.  Why not 15~20?  Or 25~30?  If no one can really predict the market, how can people come up with a timetable on when the loss will be recovered?  To me, that is the most terrifying thing...

    Cypress Village (Planning Area 40)

It was from a government mandate that they will have to build these if memory serves.

This is absurd.  I think I might join the 'screw OC' crowd and buy in Yorba Linda where there are no MR.  4700 per annum for a condo is just mind-blowing.

San Carlos Court Flyer - Free Appliance Package

Wow, they still have availability?  When I was there like 4~5 months ago they were down to only like 1 building left unsold.

Yeah, if this is the case I would say newport is probably the better way to go if you have the money and it is close to work.  I would imagine the MRs will die off faster as the areas should be older, to touch on the other topic brought up.

All the special assessments like that "can not" be deducted on your taxes.  I say "can not" because I hear of people that do, but have also hear of a few of them getting audited and bad things happen.  Mello-Roos are bond that the community pays, so a Mello-Roos fee is just the general name...

I don't follow newport pricing, so the first thing I would wonder if how they are holding value.  Irvine has been dropping, and some like myself believe it has further to fall.  Newport is a beach area and they typically maintain value better, so that might be something to factor in.  If you buy...

Current status of Maricopa in Stonegate

A and B aren't always what they seem though.  Not everyone feels the need to pay for a resort-like pool and even some B's funnel into better schools that other A's.  If you've already registered without a Realtor, it is usually a hard sell to get them to allow it.  That said, these people are...

Current status of Maricopa in Stonegate

The only point to being on the list is if there is a specific lot you want (I thought).  If you are looking to simply buy, walking in with a pre-qual and saying "I want that one" should be fine.  Again, I don't like dealing with iPac, they play the game so hard they scare off good buyers.

Las Ventanas by Taylor Morrison at Portola Springs

Well, material costs can vary and if you are add a lion-head fountain or something like that they can be real damned expensive.  Looking for it on the cheap, plant a tree in the front and sod our the rest and tell your guests to walk up the driveway (cuz you'll have one of those at LV).  Oh...

You expect something else from iPac?  If you look at the plan 2 in Esplanade, they are 464k for 1530 sqft and selling like hotcakes.

If you are seriously considering buying you should pre-qual.  That said, I don't know how uptight iPac is on pre-qualing with their lender, but I would think that if you pre-qual/pre-qpprove (latter is better) with any lender you should be fine.  Even LV which is quite coveted by the people on...

Las Ventanas by Taylor Morrison at Portola Springs

Absolute minimal you can probably do for a few hundred dollars if all you do is sod the whole area and do it yourself.  Most of the cost is in hardscaping which can range quite a bit.  Also, landscaping is something you can ask them to throw in for you and I guarantee you they have someone on...
