Hmm...I thought it was about the education.

Orchard Hills - Strada by Irvine Pacific

I heard both Plan 2 & 3 are going up $30-$50k in base price due to demand for those two floor plans. Plan 1 has slight price increase to stay competitive with Terrazza.  Even if it actually boosts Terraza's sales, it's still a win-win for IP. Guess we'll see this Saturday!

    Jade Court at Cypress Village

Agreed...it is obviously not for everyone, but if you're single, a young couple, couple w/ a teen who wants privacy, or just to buy as an investment, it makes more sense. Also, it's definitely a good deal for a newly constructed detached home as compared to used 3-level homes at around...

Concerns re: Aerial spraying of pesticide and exposure at Strada Orchard Hills

The industrial world we live in is full of inherent dangers, and this is no exception.  You have to ask yourself, what is the alternative? Move to another location where you most likely will assume another (maybe unknown) health risk? Disease causing processed foods, carbon monoxide pollution...

Orchard Hills - Strada by Irvine Pacific

Phase 13 to be released mid-April, with following phases released in around 4-week intervals.  City view lots would therefore be released around August & September.

Sage II at Portola springs vs Jasmin at Cypress village

I think the overall monetary value long term will be negligible as both communities each have their pros & cons almost equal in weight.  You can argue for one over the other, but it really depends on each buyer's personal preferences.

That's why you wait/pay a premium for the larger lots...if you're into that whole bbq thing.

Orchard Hills - Strada by Irvine Pacific

What's wrong with Beckman, Orchard Hills, and Hicks Canyon? Do you really think sales are up because of the Northwood HS designation? Or is it the "IUSD" label?

Both Jade Court and Jasmine are technically condos because of their lot sizes.  JC plan 4 is just under $700k, and the plan 2 was $610k. Jasmine plan 1 is about $760k, plan 2 is $767, and plan 3 is $803k Jasmine also offers conservatories, while JC doesn't.

    Irvine Pacific without Seller's Agent?

Not sure I follow this logic.  If you, the agent, are giving your client money at COE, wouldn't it be recorded as income to the buyer? The lender (if any) has to be  notified of this "rebate", right? If so, then the paper trail has begun.  I could see this working if you used their "rebate"...

    Irvine Pacific without Seller's Agent?

@RKP.. 1) to prove the agent procured the buyer. 2) because the buyer is most likely not licensed to sell re, and therefore not entitle to a referral fee greater than $50. 3) a) not fair to those who paid more because that referral money went to their agent. b) they're in the biz to make a...

    Irvine Pacific without Seller's Agent?

@RKP...Not opposed at all...I totally want buyers to get a chunk of their agent's commission back, especially from builders.  Heck, if it's being offered by the builder then you're entitled to it.  I just don't like hearing agents whine about not getting a fat check when they aren't even there...

    Irvine Pacific without Seller's Agent?

Why are there buyers still out there not informed on this?...Especially in Irvine...which proves my point that agents are getting lazy.  As previously stated, It's an agent's duty to inform buyers of the different types of purchases out there!!! Not sure how much clearer that could be. If an...

    Irvine Pacific without Seller's Agent?

@RKP...Your first mistake is assuming all real estate transactions are equal.  Re-Sale, FSBOs and New Homes are all completely different!  The seller has the right to compensate (or not at all) the procuring party any amount previously agreed upon.  Let's say your buyers walk in to an Open...

    Irvine Pacific without Seller's Agent?

Hmm... Sounds like the developer procured the buyer to begin with. The OP temperament was that the developers are shady, but it sounds like the pot is calling the kettle black.  What did the agent do to earn thousands of dollars? Show a business card? smh

    Irvine Pacific without Seller's Agent?

@usct Isn't it real estate sales 101 for an agent to tell their clients "if you see something you like let me know"  Sounds like you need to reel in your buyers a bit if they're viewing homes without you. What would you do if they loved a FSBO home?
