    Landfill Proximity

I have posted this earlier on a different thread. I used Google maps to find the distance. As you see there is not much difference from purely distance point of view. I took measurement to specific communities not to the center of village (ex. Measured to Strada not to the center of OH). Here...

    Lafayettein Stonegate by Richmond??

I think Richmond team went on a fast-track when they realized interest list going up with each week. From what I gathered, the sales team was planning on a monthly releases planned thru the end of Dec. Instead they started releasing bi-weekly and are able to sell almost all homes prior to Beacon...

    Beacon Park, Yea or Nay?

High MR, average plans, cemetery, underground contaminations - BP is not attractive anymore.

    Lafayettein Stonegate by Richmond??

I know the issue of Landfill keeps coming in the blog. I have measured the distance using Google maps ("Measure Distance" feature). Pretty much all new Irvine communities are in the same zone i.e 3 miles radius from the landfill. Of course, PS and Lambart Ranch are the closest to the landfill...

    Lafayettein Stonegate by Richmond??

I was there last weekend and saw many folks looking at model homes. Per sales person at Lafayette, the interest list has been growing in the last month or so and their management is evaluating purchase of adjacent lots on which Richmond has first right of refusal.

Orchard Hills - Strada by Irvine Pacific

I think 12x 24 tiles give a better visual impact and make the bathroom look bigger compared to 18x18. In my opinion, the grout-line can be thinner with porcelain than ceramic tiles. We have ceramic tiles in bathrooms and have no problem in keeping them clean. It ultimately boils down to what you...

Newer Irvine listings with crazy WTF asking prices from equity sellers

... And the home does not even have an attached bathroom in the secondary bedroom, two bedrooms upstairs share one bathroom. Although it is the rationale of the buyer who paid that price, it is baffling to see such a high price for an ordinary plan in a community that has no school or shopping...

    Beacon Park

I agree. Plan 3 Lafayette is well priced at $1.15 M (2850 sqft) - 4BR / 4B, prep kitchen, loft and covered patio; Considering the price expectations at BP, this is a good option. Lot sizes are average though (4200).

Anyone knows what is the lot size for these detached condos. Also do they have 1 or 2 HOA fee(s)? Thanks.

Oakmont by Ryland Homes at Beacon Park

Looks like decent size lots (4550 sq.ft) though. Aren't they bigger than Mulberry, especially backyard.

We were considering Birch Trail at some point but the plan did not go further. Now Richmond American Homes will be offering homes at Beacon Park. How do you rate Richmond American compared to other builders with respect to construction quality? Has any Birch Trail home owners experienced...
