I know the issue of Landfill keeps coming in the blog. I have measured the distance using Google maps ("Measure Distance" feature). Pretty much all new Irvine communities are in the same zone i.e 3 miles radius from the landfill. Of course, PS and Lambart Ranch are the closest to the landfill...

I agree. Plan 3 Lafayette is well priced at $1.15 M (2850 sqft) - 4BR / 4B, prep kitchen, loft and covered patio; Considering the price expectations at BP, this is a good option. Lot sizes are average though (4200).

Anyone knows what is the lot size for these detached condos. Also do they have 1 or 2 HOA fee(s)? Thanks.

Looks like decent size lots (4550 sq.ft) though. Aren't they bigger than Mulberry, especially backyard.

We were considering Birch Trail at some point but the plan did not go further. Now Richmond American Homes will be offering homes at Beacon Park. How do you rate Richmond American compared to other builders with respect to construction quality? Has any Birch Trail home owners experienced...

Anyone knows - will the Mello-Roos be higher in Beacon Park compared to Pavilion Park or the same? Thanks.
