I would not bet on falling long term 30yr rates with a declining short term fed rate. The US dollar is in a long term decline and IMHO inflation driven by rising energy costs and the lack foreign buyers for US debt will drive mortgage rate. I would get a fixed rate.

IMHO it's fairly easy to time the local RE markets. It will be obvious when NOD decline, when foreclosure numbers decline, and when auctions of REOs decline....and that will be months, or even years, before you will see rising RE prices again. The question is whether you have the patience to...

acpme, I'm posting because bk is getting misread on this thread. BTW I'm a Assie born Chinese and live in Westpark...all my kids graduated from Uni and I'm extremely sympathetic to bk's Asian perspective....and I agree with much of what he says.
