A few people on this thread have indicated as much and that may very well be the case for many others as well who don?t want to wait until 2015 or beyond. One of the reasons mentioned as to why they?re strongly considering Lambert Ranch is the extended delay of Orchard Hills.

I don't get that when they could've easily over bid for it and effectively shutdown their competition.

They?ve pretty much changed the center over to Cypress Village only the Grove street name turning into the center remains.

I agree with the points you make about the language immersion programs and get the whole open the blinds and look beyond Irvine argument. However, we have friends that followed the same rationalization, moved to a ?larger, more house for the money? in Ladera and soon after discovered...

Actually, I thought this was a coffee/boba hangout place for IVC students. Groups of them meet up and congregate out front. There?s a kids art school directly across and I wanted to try this place while waiting.

No Mello Roos are nice but even so the property tax bill on one of these is going to be pretty hefty.
