    Even though SEC has the power to shut the AC down at any time (with the max saving plan), but it only happened to me ONCE within the last 6 years. My bills are only $40-50+/month and summer time will be in the $20s, but for those having $200+ bill the savings can be huge.

    It all depends on the zip code, some zip yield incredibly low premium (PP for example, in 92618)...not for me though, exactly the same coverage as yours shows an annual premium of $585 for 92620.

    Because one needs to file a lawsuit in order to get a judgement against your assets beyond what the insurance company pays for, which is a VERY LONG process, plus the defendant always have ways of transferring assets out of his/her name during this process so it's a LONG and HARD process to wait...

    Aside from all the unfortunate story, I don't think you will be double taxed on the portion that your realtor did not rebate you. If you got 30% of the co-op then you only lower your cost base by that amount, and is the part you may potentially need to pay for cap gain when you sell the house...

    I'm using the UVERSE gateway, but it's outside the Master closet panel because the ATT tech said the metal cover would decrease the signal significantly by like 90% when he showed me on his iPad. I haven't got time to figure out the panel switch and I'll probably move it to my owner router...

    ATT customer rep used to tell me I have the perfect coverage at my home address (also as shown on their coverage map online), but I'm only getting 2-3 bars max (out of 5)! That's how much you can trust what the provider tells you...
