Trying to buy in Irvine is NO Fun

Reasons: 1. Being outbid by an all cash buyer. 2. Interesting properties are sold before we can even view them. 3. Inventory seems so limited. 4. Everyone says wait but we have been waiting for years. And even when we try we are unsuccessful. Frustrating and sad. Living in Irvine seems like a...

Trying to buy in Irvine is NO Fun

Hmm..how to define fundamentals. Comps? Recent comps...across the street..sold for 820. a little more sqft but much much older...nothing updated. Rental parity? Then they rented out the place across the street for 3700~3800 a month as is. Replacement value? Usually homes in TRock are +80%...

Trying to buy in Irvine is NO Fun

In Turtle Rock so by definition, not a newer home. But this some has been on the market a while and has nice updated interior and decent lot size. a decent location. Very low tax base and no MR and low HOA. http://www.redfin.com/CA/Irvine/19181-Biddle-Dr-92603/home/4739523 equity sellers...

Trying to buy in Irvine is NO Fun

LLucy, what are you looking for exactly? I see plenty of resale SFR in Irvine that have been on the market for months that are "reasonably" priced to comps. I tried all the short sales/REO bidding and got so frustrated. You might be surprised how much equity sellers might be willing to...

[IHB Post 3/29/11] Predictions versus reality: Irvine Renter?s track record

The question becomes why have other markets been crushed despite intervention but Irvine has been less impacted. Would it then be correct to argue that Miami and Las Vegas and inland empire would have been down 80% and irvine down 40% if not for gov't intervention? I guess you can argue that...

    Current thoughts in 2011...

Its interesting that people ask what the difference between 1996 and 2010 is. I don't know if you lived in the area in 1996, but Irvine and OC in general have developed significantly since 1996. The jobs, the ethnic restaurants/markets, the overall desirability stemming from the Irvine "brand"...

How early do you start home shopping?

We started looking about 6 months before i really wanted to move because i moved from out of town and wanted to familiar with the all the areas. It amazing how diverse the area is from ECM to Newport to Irvine. Even within Irvine from Irvine above 405 to irvine below 405. But it took more than...

when does a neighborhood fundamentally change?

Trace, I agree schools are very important and I think all the cities I mentioned had exactly that in common though I am not 100% sure about schools in Greenwich and La Jolla. In fact, in northern cali, homes literally across the street from each other are worth 200k to 300k more because that...

when does a neighborhood fundamentally change?

So i took your parameters and found two random homes on redfin. http://www.redfin.com/CA/Mission-Viejo/27475-Almendra-92691/home/5086904http://www.redfin.com/CA/Irvine/43-Emerald-92614/home/4697410 in 1999, the woodbridge home was 33% more expensive. I honestly didn't cherry pick and I'm sure...

when does a neighborhood fundamentally change?

So many people on this board (myself included) have looked at Irvine and said, prices are/were too high. It should be worth xxx for a condo and xxx for a SFR. My question is why is it worth xxx? Rental parity? How many high end neighborhoods in America are at rental parity or ever were at...

    Closing Cost & Interest Rate

Ya 4.25 seems high at 1pt if >= 80 LTV on 650 loan.

    Closing Cost & Interest Rate

It was SFR and did not include title. I don't know what your LTV, credit and such are. But my title was about 2k for a purchase. 4.625 seems high if LTV is >80% and credit is above 720. did you plug in your assumptions at amerisave and see what it spit out?

    Closing Cost & Interest Rate

The rate would depend on loan amount really. If it is below 417k, then that is a terrible rate. I used Amerisave.com as a starting point as they have very aggressive pricing and their prices are net of all their fees. Other people say "zero points" and then add origination fees. Then take the...

    Justifying Woodbury La Casella

If one includes the HOA and Mello Roo tax, the total comes out to about 800 dollars a month. The present value of that at todays prevailing interest rate of 4.875% is almost 196K. So these 1600 SQFT townhomes are priced at about +800k. Worse yet, when you think about the after tax cost of...
