ZeroLot, Excellent review of the various paint contractors!  Would you happen to have the phone numbers of these painters, particularly Certa Pro and Xenak painting.  Looks like Certa Pro is a franchise with multiple locations.  I assume you are using the Irvine one.  Thanks for such a helpful...

Master and Secondary Bath Upgrades: Builder Design Center vs. Outside

Hoping folks on the forum can provide their thoughts on upgrades in the bathrooms Builder Design Center vs. Outside.  I am currently buying a home in Pavilion Park and deciding whether countertops and bathroom upgrades are worth going to the outside.  These would include the sink area in master...

    Pre-Approved Lender Question

Just saw that FHA loan limits being lowered to $625K from $729K in high cost areas like OC.  How does this affect someone who has been preapproved for the higher limit by the builder already but the home is not ready until next year?  Are they subject to the newer lower limit?

    Flooring with Outside Contractor

mms2020, Did you decide on a contractor for your flooring from the three that you mentioned? If so, were they more competitively priced or had better selection?  Just curious as I am also going to shop around soon for wood flooring.  Thanks.

    Built-in refrigerator

I know this thread is almost 3 years old but running into the same issue at Pavilion Park.  Lyon Homes (Whistler) also does not build the cabinet opening to accomodate a 48" builtin refrigerator unless you purchase from them.  I measured the cabinet opening of a Phase 1 home (no builtin option)...

    Lighting store

Tyler, For those who are about to buy a new home would you recommend getting the prewired options for electrical like fans, can lighting, audio/cat 5/data connections?  I suppose its cheaper outside but not sure its worth the trouble.

[IHB] A Review of the Birch Trail Tract at Pavilion Park

One thing to note, most of these don't have a driveway in front of the garage.  I think some in the first phase had driveways but there was a $30-40K premium for those lots.

Spring 2014 Pricing - Best Guess on the Resale Market?

Assuming more inventory comes on line next year that may affect the supply/demand situation to temper the price increases.  However, is it possible that all the new construction will increase the labor cost of building new homes and how will the builders deal with that cost input.  Will they...

    Great Park Neighborhoods

Given this volume of housing units coming onboard in Irvine and Tustin, are there sufficient buyers to absorb this inventory.  Obviously it will take years to build but what is the impact to housing prices in Irvine over the next several years?  Also, are the future locations of the housing...

Mello Roos, CFDs,1915 Bonds etc... AKA The New Home Tax

Question for folks familiar with how the Mello Roos tax and bonds work.  At Pavilion Park all the information sheets state that the HOA is around $193/month now but at build out will be anywhere from $138-$193.  Why the range and what goes into the final HOA to determine if it will be at the...

Opinions: best choice of hardwood flooring, granite color w/ white cabinets

What choices have folks made for granite countertops and hardwood floors if getting standard white cabinets.  Any respectable hardwood floor companies that people have had good experience vs. going with builder which I hear can be expensive?

Great Park: William Lyon - Whistler

I stopped by Pavilion Park yesterday and seemed like alot more activity.  In speaking to the sales agent at Whistler looks like moving forward Lyon is not going to make the bonus room in Plan 3 an option.  Its going to be standard which at least makes the 2nd floor better and diffrentiates it...

Great Park: William Lyon - Whistler

The various plans that are close to 2900 square feet between Sagewood (Shea), Rosemist (Lennar, and Whistler (Lyon) differ by over $100k.  Granted some have bigger lots, i.e. Sagewood or 1 more bedroom i.e. Whistler, or a 2nd Master Bedroom on the 1st floor i.e. Rosemist.  So given the...

    Mulberry at Cypress Village

What do folks think are the pros and cons of the new neighborhood at the Great Park (Pavilion Park) vs. Cypress Village or Stonegate?  I am looking for a 5 bedroom home (around 2900 - 3000sq.ft.) and the best value appear to be homes in Pavilion Park like Whistler (Lyon), Sagewood(Shea)...
