I think they adjusted up their prices of inventory in Phase 4A and 4B as I guess they are getting more sales/deposits.  I bought in one of the earlier phases and generally saw thru Phase 3 your typical increases of $10-20K.  But not sure what the strategy is here other than other tracts starting...

Whistler increased their Phase 4 prices today.

The highest price I saw was the one for $1,110,000 with the 8500 sq.ft. lot for a Plan 3 which comes out to $383/sq.ft.  That one sold immediately.  I think there is a group of buyers who really want the big lots for swimming pools or to extend their living space. 

I was at Whistler today and found out that they will be raising prices again tomorrow.  In addition, lot premiums will be as high as $65K on some of the big lots.  They have a Plan 1 in both Phase 2 and Phase 3 available and the rest is their inventory from Phase 4.  The next Phase is 5 and then...

Aquabliss, Is this Phase 4B or Phase 5?  I didn't think they were releasing Phase 4B for 2-3 more weeks.  I wonder what accounts for the $55K difference in the Plan 3 price range.  In the past I don't recall any lot premiums larger than $20-30K. 

USC, Are the ARM products you reference all regular ARMs vs. Interest Only ARMs or have you used both before?

Yes, around 25 left.  When they first opened in 9/2013, the sales office estimated they would complete sales by 1st half of 2015.  The sales agent said if sales go well they may finish in 2014.  Of course more competition coming like Laurel in Cypress Village.

Stopped by Whistler in Pavilion Park today.  Looks like they increased their prices in Phase 4A.  They have Phase 4B and 5 left and then the models. 

USC, If interest rates go higher, i.e. 30yr fixed goes up to 5%, how would ARM rates track?  Do they tend to go up in lock step or do they take longer to rise even if fixed rates are rising?  I am debating between the 5yr and the 7yr ARM which in my example has a 0.5% difference.

I believe they had 1 home left from Phase 1, 2 in Phase 2, 2-3 in Phase 3.  The lot premiums are in the range of $10-25K so I think its a combination of both.
