    Shevy on the Irvine Market

I'd also say that there are plenty of homeowners wanting to sell but keeping their homes off the market now until prices start to rise again. But if demand rises proportionally, that won't negatively affect prices.

    Shevy on the Irvine Market

Limited supply is what has and continues to keep me from buying a home, in Irvine or elsewhere. I can accept high demand in Irvine, but when inventory seems to be artificially low and as a result of supply constriction, no thanks. If it turns out to be true that banks are withholding REOs from...

Can't believe I'm doing this but ...can we talk about Short Sales again?

...and this is what continues to get me p'd off about this housing market. Really, in a down market the buyers should be the ones in control of the game. But no, it's the banks and indirectly, the government. Thank you, Uncle Sam and big banks!!!

Save The Date For The Nov. 6 Village Grand Opening Of Stonegate East In Irvine

This is partly why I'm not committing to buying in this area. That and also the availability of guest parking, or potential lack thereof. One thing I do like though about Los Altos and Capistrano are the private backyards. HOA in Los Altos is not bad, comparatively speaking, at around $265.

Would Irvine home sales have been so good without the 2010 NHC?

If there really would have been 50 offers on resales, we'd be back to bubble activity.

Would Irvine home sales have been so good without the 2010 NHC?

This is a question I ponder frequently. What do you think? Would we have been looking at very low resale inventory levels in 2010 without the new homes?

Save The Date For The Nov. 6 Village Grand Opening Of Stonegate East In Irvine

I didn't realize that SG is now going to be that limited in terms of amenities. In that case I think you're probably right. With no pools or parks in your new community, where's that $300+ HOA going to? :)

Save The Date For The Nov. 6 Village Grand Opening Of Stonegate East In Irvine

I have a feeling that at least some homebuyers that jumped now into SGE will eventually wish they waited, once SG builds out with all the residences, parks and amenities with it.

    2011 Collection ?

I live in the apartments in this area and have just noticed accelerated grading activity in these tracts. The apt management just notified us of these developments, and according to them the tract at the corner of Groveland/Irvine Blvd. will have a community called San Mateo with about 125...

Is it normal for an HOA to request this for a clubhouse rental????

Another compelling reason to buy into a brand new Irvine community!

IHB: Home Price Drop Sudden and Dramatic

I don't see TIC slowing down very much, if at all, for 2011. Even if the market slows next year they can reduce their pricing and still make plenty of money. That'll p*ss off 2010 homebuyers, but isn't that part of the reality of buying into an uncertain real estate market?

IHB: Home Price Drop Sudden and Dramatic

There's also talk of scaling down the amount of mortgage eligible for the interest deduction from the current $1,000,000, and/or eliminating second residences from the tax deduction eligibility. I don't think we can continue to have our cake and eat it too -- low taxes and big...

IHB: Home Price Drop Sudden and Dramatic

Like many others, I have always, and continue to believe, that the slow bleed of foreclosure inventory onto the market isn't just due to the backlog of work on the part of the banks, but is also part of the banks' strategy to slow foreclosure sales so they won't have to immediately write down...

    Santa Barbara in Woodbury

The 4Q homes already built out for sale look pretty nice and are nicely upgraded for the prices they're at. But I didn't like the fact that there's no patio or patio balcony like in Santa Barbara.

Visited the office last Sunday...there are still some lots available, but I would go in there soon if you're interested.

when does a neighborhood fundamentally change?

There are some really good observations here. The significant proportion of cash buyers seems to be true. When I was inquiring earlier this year with a builder's bank rep about prequalifying, I was immediately asked if I was planning to pay cash! Maybe because I was Asian? It's really hard to...

The long-term cost of HOAs and Mello-Roos

I think the reality is that in OC, the HOA will be hard to avoid. You can find older areas where the HOA will be much less than newer areas. It is true that California has significantly lower property tax rates than other states, but prices in many parts of CA tend to be much higher too. But...

The long-term cost of HOAs and Mello-Roos

While I was considering buying in WB, WBE, or SGE I did a quick calculation of what these costs might run up to over a 15 year period (assuming that's the duration of the Mello-Roos but I might be mistaken) If you assume HOA monthly cost of $300, 0.8% yearly assessment for M-R, then for a...

Los Altos @ Stonegate East VS Santa Barbara @ Woodbury

They'll probably be able to park on the driveway, but not on their own streets. The mockup of the neighborhood at the sales office showed that the driveways will be close together to not allow for curbside parking. There will be spots available at the end of each street and I think the mainline...

Los Altos @ Stonegate East VS Santa Barbara @ Woodbury

deega, It seems like you've done a lot of careful thinking about this and am aware of the possible decline in RE values if you buy now. But you're planning to be in the home for the long haul, and you're making this decision largely on the basis of providing a home for your family, so with...
