Has the median home price in Irvine really fallen 17.7% Y-o-Y

That's right. I am in the process of doing a cash out re-fi. I asked my loan broker whether I should lock the rate now as QE2 would end by the end of this month. He told me no rush to lock as QE2 ending was already priced in the rate.

19181 Biddle Dr. in Trutle Rock

Don?t you have better things to do than cyberstalking? I thought you already had lots of fun lecturing other TI members your Econ 101, Fundamental 101 and bragging your credentials and your West Africa ventures like a celebrity.

How is it related to you again? Why are you feeling so insecure around me and want to attack me with all kind of bullshit and nonsense?

19181 Biddle Dr. in Trutle Rock

It puzzled me why I would give you my money for your purchase. Don't you know I only buy short sales and foreclosures that are 10-20% under comp?

    Irvine Open House

Do you have the loan information for this house? The owner paid $1.36m peak price for it. It's unlikely he has the equity to drop the price to $1.1m unless he wants to do a short sale.

Cheapest home in Turtle Ridge's Summit

Well, your advice is as good as mine. It's not "zero til nil" as you predicted that the house price doesn't bottom yet. While healthy discuss is good, what bothered me most is your trademark way in making an argument, IGNORE EVIDENCES NOT FAVORABLE TO YOU AND ATTACK THE OTHER PARTY. What about...

Cheapest home in Turtle Ridge's Summit

I don't know why you feel insecure around me. You always follow my posts like a cyber stalker with your bookish fundamentals and trash talks to prove how smart you are. Would it make you feel better if I predict Laguna Beach houses will be 50% off next year?

Cheapest home in Turtle Ridge's Summit

I don't bet on waiting. "Going down" has been predicted by many people from year 2005. Condo and townhouse price do drop a lot. But quality SFRs hold value much better.  Turtle Ridge also corrected in the last few years. The correction is 10% -30% from the peak based on the tract and...

Cheapest home in Turtle Ridge's Summit

Most of my neighbors are small business owners, medical doctors and high level executives that will have fat bonuses from time to time. It's hard to afford it on regular pay checks.

Cheapest home in Turtle Ridge's Summit

I would rather say that in your price range, I don't see the price to go down much. Even Olivo tract in Quail Hill with similar size  is selling $1m+ these days.

Cheapest home in Turtle Ridge's Summit

Fiore tract has the cheapest products in Turtle Ridge. Most houses are tri-level. The entry looks ugly with a lot of steps leading to the front door. You get what you pay for. Next affordable tract is Ledge and you need to budge $1.3m now. If you have a lot of cash, you may still get deals. 39...

$100k - 300k for a view depending on the tract.

A home doesn't sell in 50+ days and what happens (the story of 57 Gentry)???

http://www.redfin.com/CA/Irvine/35-Climbing-Vine-92603/home/5895833 Can't sell for more than 6-mo. Then increase the price for almost $300k. The realtor must be on drugs. Fiore is the cheapest tract in Turtle Ridge and a lot buyers hate 3-level houses.

Cheapest home in Turtle Ridge's Summit

Best deal currently is 25 Arcade and it has a view:http://www.redfin.com/CA/Irvine/25-Arcade-92603/home/5900430 The house has been in escrow for three months. Something is wrong here. If you are interested, you may check with the listing agent. 20 Topiary may go to foreclosure. But you still...

12-mo from the original listing date. But I already surrendered to Indie.

Will prices go down in Quail Hill/Turtle Ridge in the near term?

The buyer put the property back on the market 2 months after purchase last year. This is not a short sale or foreclosure.  It's buyer's remorse instead. He paid high price for a house without ocean or citylight views. I think the seller can afford this house easily. He wants to sell this house...

    Northpark Flip: 2 Malibu

Ok, you are the instant winner again. Congratulations! I am just another loser like IHO and Flybuy. I have planted the PM for my retreat. You can remove my cover by agreeing 12-mo term so that I am nowhere to hide.

    Northpark Flip: 2 Malibu

I have enough fun with this thread and don't need $13000 more to entertain myself. Unless 12-mo term is agreed today, the bet will be off.

Just need to clarify. I didn't say anything about USCtrojan. I was just doing a Google research.
