    San mateo almost sold out.

This community is a tragic by-product of the survey and focus group respondents that ranked low priority to exterior elevations in exchange for more "value".

Garden Hill and Sage in Portola Springs

The detached condos that look like the Coronado condos in WBE that were built by KB.  There will probably be smog absorbing roofs (that solves the pollution j/k) and solar gimmicky offerings packaged in.

Garden Hill and Sage in Portola Springs

I like how they mitigate the visitor parking issues by potentially rebranding the SFR's as detached condominiums to avoid the general ordinance requirements.  It is also interesting how they are measuring the rear yard setback from the second floor (10') to offset the short 5' backyards (from...

28 sales is a lot.  They must be offering significant incentives to motivate purchasers.

Las Ventanas by Taylor Morrison at Portola Springs

Was referring more to a 1 to 2 lane addition as opposed to a new freeway (105).

Usually freeways get wider with population growth, so what happens when the 133 widens the 133 or the govt. exercises eminent domain powers on land adjacent to the freeway?  I'm on a slippery slope today.

I would not raise kids near a freeway.  http://healthyliving.ocregister.com/2011/04/07/freeway-airunkind-to-mouse-brains/31109/ http://sciencedude.ocregister.com/2009/06/15/health-risks-from-freeways-worse-than-thought/36707/

Mate, I would prefer to have a back yard with > than 4'-5' depth.  I cannot enjoy a cold amber one within that space.  Also, what's the joy of looking out of a rear facing window and observing a concrete masonry block wall?

This phase is for the west lots, about as close as you can get to the toll road.  Note that email says large private side yards, but does not mention the 4'-5' backyard depth.

Mates, here's the Plan 3 Kitchen (cabinets and islands locations sprayed in lime green): The bloke who made these plans left the bloody windows out of every bathroom but the master bath. Cheers!

Las Ventanas by Taylor Morrison at Portola Springs

During the routine unauthorized recon mission, extremely small rooms were observed.  Here's the "great room": I'm no BK, but these plans seemed to deviate from the typical Collection feel.  I'm guessing these plans were conceived pre-Collection era.  One of the plan's 1/2 bathroom reminded me...

    kb home

I have a feeling KB will offer greater incentives (include side yard landscaping, floors, moldings, etc.) or bring back our old friend, the teaser rate loan, to help move inventory.

    Detached Condo Battle!

I am I missing something by thinking that the toll road above grade is worse than having it level or below grade?  I would think the toll road below grade (like Northpark and the 261) would abate more noise, have less environmental fallout, and at least keep it out of sight. It's a shame...
