    Pulte's sales strategy is pretty good in this market.  Sell all the large lots, get it to where it looks like Juniper is selling out and make those standard lots look more attractive and/or hope that market picks up when all that is left are standard lots?

    regardless 31 and 33 will be under contract by Sunday. I'm amazed they are still asking for well above 1.2 for a hickory, the model 1, when they are having so much difficulty selling the hickory inventory on hand.

    Haha yeah that is what I was thinking.  I do believe the part where there are wait lists for most of the large lots; whether or not those people end up buying is to be determined but when there is a wait list the buyer has much less leverage.

    for those interested...straight from juniper sales rep "A $30,000 incentive package is the most the builder can do.  The VP of sales is firm on this because these prices will be the lowest prices they will have at Juniper.  Lot sizes will go up and they have a waiting list for most of them...
