The rates are really low now it will be nice to shop around till the very end without have to commit to 45 days lock. Sonoma & BOA told me I will have to stay with BOA by default after the 45 days by the contract I signed at that time. My friend using BOA lender from carmel is getting lower...

For Sonoma I went with outside lender ... Sonoma BOA agent was not helpful as his rate are high for 45 day = 60 days lock and knows that once you reach 45 days u have no options but to go with their rates. The BOA manager starts calling me after I went with other lender and I'm very happy with...

I almost go for the build in refrigerator but end with the non build in one. My contractor fill up the holes for free with the leftover woods from the builder and it looks pretty good for $2000 refrigerator. The builder cabinet company want $700 for filling the holes. I still have the build in...

Better go to the house and ask the owner, who is their agent, sometime there is contact on the sign, ..... do some under the table deal like buying the owner furniture at high prices or leash the place if is empty. Those short sale agent don't like to split commission with another agent ...

I send you a PM .... you can save lots of money going outside, I met with the Carmel landscaper, but it cost too much for what I want.

About 50k for mine and I can do it for 15k for basic landscaping. I'm in the process of submitting my drawing plan to the HOA .... $250 for application fees and another $500 refundable. With Carmel builder landscaper your are paying double the cost but less problems I think ..... My advices...

I actually, don't like WB at first as I feel that it's boring and all the homes are ugly, including mine and prefer PS more and love laguna beach. I rent in WB for almost two years and look at many areas .....But when I finally decide to buy, I pick WB ..... still wonder why? LOL How they...

Currently, in the new development WB is selling as premium ..... PS is more remote but might be an advantage, but the land fills and near fire zone will always be a concern. WBE and Stonegate will always shadow by WB due to the central location with facilities. WB is an experiment for Irvine...

No button for Sonoma,  :'( A few sec of cold water won't hurt but an instant hot water might. I prefer to test water first. But it can be fun to have a button to play around with before taking the showers. Mike

If you don't mind me asking, which phase did you buy your house from? I bought at phase 3 or 4 .... they increases a few thousand every phase but the 10 seem like a 10k jump. Mike 

My Sonoma plan 3 went up more than 30k compares to the same phase 10 plan 3. The Sonoma phase 2 Plan 3 already sold more than 930k to 956k but those two are very big lots .... I passed both of them as one faces the low income housing apartment and the other next to sand canyon. How is Carmel...
