Those are very fair reasons - we personally weren't swayed by TUSD personally, but for resale, it is a minor concern. We were also initially put off by the lot sizes, but were able to snag a home with a larger than average lot, so that became less of a concern. But all valid reasons!

Depends on your preference - I think for location, hands down, Hidden Canyon wins.

^This Who cares what anyone thinks - if you think Capella is a good buy, and it suits your needs, then don't worry about anyone else's opinion. People will always try to talk down any area, as there are positives and negatives to each. People all over the forums here bashed Portola Springs...

We loved the homes over at PP, but unfortunately there are too many negatives to justify purchasing there, so we decided to wait for OH, and went with Capella. PP is a gorgeous neighborhood and very well designed and planned - we love the different types of homes, and how they don't all look...

Capella will sell out eventually - like an earlier post, if you love your home, that's all that matters. All the positives are there, location, design, great floorpan, exclusive, and I think even short-term, in 3 years you will have more equity. I've seen other developments sell very slowly...

That's very true - it's all perception with IUSD - Irvine is a brand name, but little do they know that TUSD is right up there with them, and has fantastic schools.

Not sure on that, I could ask them and see if I can get any info - I think some of the ones sitting may be the ones with smaller lot sizes - but eventually they will all sell out, it's a matter of time - our phase is getting released soon. Weather also delayed phases getting released by a month...

Capella may have only sold 27 homes out of 72 (or however many there are) but phases aren't released yet - They had a HUGE wait list when they started selling. It was over 200 people for the 70 odd homes available and growing. I've seen the list, and they have several people with their names on...

We were in the earlier phases, so it wasn't too bad - they are charging premiums for larger lots, but the price difference between phases isn't too bad, I think around 10K? Does anyone know if they are getting close to being sold out, or do they still have a significant # of homes for sale?

We ended up choosing Capella over La Vita, because we didn't want the motor court, and ended up paying a bit more for a larger square foot lot. We were fortunate enough to get on the list where we could hand pick which Capella home to purchase, and ended up getting over a 4,000 square foot lot...

Any updates would be great. Does the TCE pose an issue anywhere else in Irvine as far as affecting the drinking water supplies? I know this is a stretch, but will areas like Orchard Hills, Portola Springs, or PP be affected - not just land, but water supplies?
