Orchard Hills - Strada by Irvine Pacific

The plan 2 model does show an old European oak that is possibly Provenza. I tiled the bottom and used wood stairs on up. I love my stairs because we had them install white risers. But we did Delta flooring in Anaheim. All the flooring places around there are very comparable. But the only way to...

Orchard Hills - Strada by Irvine Pacific

My quote from the design center was $39000 after discount, which is bottom floor tile and the top including stairs is a Provenza style wood. Also included were white risers. I paid almost half that after COE. The baseboards on the bottom with tile were fine. Quarter rounds were not necessary...

I did all but the upstairs wet area after escrow. I saved close to half the price. The only downside of doing things after COE is the time and the amount of dust that lingers due to demolition.

Orchard Hills - Terrazza Plan 2X

The best way to sell out Terrazza, regardless of the model, is to change the school district boundries. If they can near sell out Corta Bella then they can do the same with these.

Nice Tim, my neighbor has a smaller back yard and he has a California room. He asked a contractor for a built in and he responded, where do you want it, In your kitchen? He didn't know that built ins are regulated to have a 2 1/2-3 foot distance from the wall. lol... The last 2 streets of the...

Orchard Hills - Strada by Irvine Pacific

Congrats to the both of you! I've been here for the past month and my family just loves it. As for the lots, the best ones are the ones that face the city. Fortunately the TUSD lots sit on the best side of the community minus the so-called inferior school district. But yes if your lucky enough...

No, the upgrades in Stada are not identical to Stonegate. I have a friend who bought an IPAC home in SG and both he and are are shocked to see how much is different. I.e., ceiling height, baseboards, standard flooring, cabinet doors and I was told the thermafoil facings are even upgraded...

Orchard Hills - Strada by Irvine Pacific

We ended up going through a friend. We spoke to OnQ a little later but in the end it was all about comfort. As for choosing OH, the community atmosphere feels much better than SG or CV. The house upgrades are better at OH compared to SG too.

Orchard Hills - Strada by Irvine Pacific

I just got my keys and let me say, half of those cars belong to people doing work on homes. The other half is because everyones homes are getting epoxyed or are full of junk due to move in. Honestly I have yet to see a garage that is empty.

Irvine Pacific build quality and Design Center Pricing

I just moved into the Strada community and i have to say I love the community. As for build quality, I think it's the best I have had so far out of my 3 homes. But I must admit that I am just a layman when it comes to these things. As for the design center, all you need to know is that...

How low can we go? 30 yr fixed at 3.75% with no fees...

2.5%? and for how many years is that? 5/1 or 7/1? That's great. I locked last month 3.875 and I am hoping to float down to a lower rate.

A few of the homes have closed. They close a few at a time not all at once. The last I heard, 2 families have moved in while others are getting upgrades done.

I wonder how does that work when it comes to an appraisal for a home equity line etc. when you compare the same unit but different school districts. Will the bank or state assess you on the higher amount?

Orchard Hills - Strada by Irvine Pacific

So sorry if my English is not good. But you're telling me they charged a $35k premium for just a 4300 sq ft lot. Was it an end lot possibly? Because they were only charging $15k in the earlier phases for a similar size one.

Orchard Hills - Strada by Irvine Pacific

Is that right? $1.1 million for a model 2 with a 4300 sq lot? Wow part of me is happy to see the increase but the other part just saw my property taxes rise :-[ Those IUSD buyers are going to take us for a ride. Otherwise what's wrong with Chinatown? At least there won't be too many dogs barking. ;D

Dude how did you go through all those pages? So you're saying the TUSD Strada side are stuck with 2 taxes all the way through 2038! Where as most of Terrazza only pay up to 2020! I wonder if this is why the Terrazza are selling hotter than Strada.

Orchard Hills - Terrazza Plan 2X

The driveway comes at a $30,000 premium. The location maybe nice but the lot is still the same size as most homes and I'd still prefer a view of the city.

    $1.070 for the 2 and $1.146 for the 3.

Orchard Hills - Terrazza Plan 2X

1st phase of Strada is scheduled to move in January. A S, we were also offered a home in the first phase, which we passed. Then offered the 1st pick of the 2x's with driveway, which we passed only because we were offered a Strada home. But I agree I think Strada is a superior product. Some of...
