I'm actually surprised that the view premiums are so much less in Capri. It looks like the premiums are $250k to $300k . . . In Marbella unobstructed views seem to command premiums over $500k.

When we bought you had to be non-contingent, but finance buyers were not excluded. Perhaps this has changed.

I think the rod iron in the Avalon is custom, but they have another option that has a curved look to it.  It's very pricey though . . . I think the curved option is twice as much as the rod iron you see in the portofino.

    Laguna Altura

The "price per square foot" variation you are seeing in this community is typically due to lot premiums.  Also the various communities within LA sell at different price points per square foot.  Siena seems to be around $500-$535, San Remo $535-$565, Cortona $565-$590, and Toscana $590+. ...

Seems like $500K is the new $200K for lot premiums in Marbella. Based on the last price sheet that was posted, it also seems like some premiums are running as high as $750K. It will be interesting to see where the Capri premiums are priced when the view lots come around.

Newer Irvine listings with crazy WTF asking prices from equity sellers

Interesting comp for Cortona in Laguna Altura at $642/sf: https://www.redfin.com/CA/Irvine/39-Triana-92618/home/45378556 This might be the highest price/sf in that portion of the community.

    Oliva in San Juan Capistrano

Saw these today as well.  Interesting how many options appeared to be standard on the price sheet I was given.

The way I looked at the pricing, I started with the base house plus estimated options before upgrades. Take a redondo for example, and then add a large amount of options and landscaping etc. (say $500k).  This would put your total price around $2,714,000- equivalent to $559/sf.  This price is...

I remember taking buyers into laguna altura a year after it opened and many of them said they would rather live in portola or wb for the reasons you just mentioned. HC is certainly not a great location for everyone. But I do think the laws of real estate will cause this village to appreciate at...

This is one of the reasons I think the Capri floor plans are appealing-- the distinctive tb features (i.e. the open transition areas) are more centrally located in the homes.  But I suppose the grand entries in Marbella may be more desirable for people who entertain a lot.

As a lot of people have commented, I think you end up giving away square footage in the secondary bedrooms for the tb entryway features, especially with some of the more unique layouts.  Some of the homes suffer more from this than others. Overall, I don't find this a big issue though. A bigger...

I don't think any of the plans have a formal wine room.  But the capri plan in capri does have some unique wine storage features between the staircases.  You could also probably make a small wine room out of the butler's pantry area in the redondo.

I agree with the last post from laniakea in concept (although I wouldn't call them grandmas!). We just bought in capri and had dealings with both the Marbella and Capri sales teams. I don't think anyone at toll is on this site. I just think all the buyers are excited about their purchases.

Went to the Toll event last night, and I thought the redondo and the Avalon were the two standouts. I'd be interested to hear what anyone else thought who attended.

The other challenge with buying in HC is that you have to be a "non contingent" buyer-- which means that you cannot rely on the equity in your home to qualify.  You have to qualify based on cash you have saved separately, along with your net after tax income (after assuming your current house is...
