    I think the premiums are more associated with lot size and privacy (i.e. how close you are to your neighbors and whether you have other homes with visibility into your back yard from the terraces above).

    HC prices have turned out to be more lot-specific than I imagined.  Homes on smaller non-view lots still sell around $2.4M.  Homes on the larger view lots in Marbella have been selling in the mid $3Ms and will easily have a final cost over $4M after landscaping and interior finishes.  It seems...

    Given that the overal oc real estate market has appreciated by at least 35% since 2011, Eastwood may be priced right. Eventually, though I think all irvine builders are going to hit a rough patch in 2016 with the glut of new homes being built and the lack of foreign money trickling in.

    I'm with aquabliss- I'd rather buy that shady canyon home.  But the price on that model isn't actually that ridiculous. If the last plan 4 sold for 2.8m, you could easily add 300k for upgrades, 300k for the finished yard, and another 100k for furniture. I'm betting it would actually cost more...

    I guess you would have to actually stand on the lot to figure out what's going on.  I just know that the lot premiums on Gardenview were higher and were obstructed (at least on the first floor).  Maybe the road noise and being close to the gate is a factor.

    Anyone know why the lot premiums for 1, 2 and 3 are so low?  Premiums look to be about $70K after base price.  These lots should have unobstructed views.  Is there a smell expected with the water drainage area below?

    I actually don't think think this was a FCB. I sold another lower priced home in LA around the same time and I noticed there was a lot of buyer interest in 66 Domani at the time.  I honestly never thought the seller would get over $2.1M.  Maybe HC next door helped on the appraisal.

    It does look like they stopped building the Abruzo.  I think the Abruzo actually had the best master out of all the Capri plans, with 12 foot ceilings. I wish they had kept it, because it helped to add more diversity to the elevations on each street.

    Just checked out the toll website.  Looks like all the lots in this phase have been taken except for the quick move ins. I would love to know what lot 64 went for. This was probably the most desirable Redondo plan.

    Thanks for posting the new scan. I'm surprised to see 57 and 58 have been priced below 52 and 53 . . . Maybe there's something obstructing the views on 57 and 58. Regardless, it seems like the homes are continuing to sell well. All of the lots just released appear to be reserved on the toll website.

    I've actually been up on lot 52 too, and I do agree that it is small. But Amber sky is one of the most desirable streets-- single loaded, with real views (i.e. nothing blocking the first floor after build out), and it's towards the top of Capri.  So I can see why they're asking what they're...
