    This home was actually purchased over a year ago, so the seller is in the clear. My guess is that the seller is probably into this home about $3.1M after landscaping and post-closing finishes. With limited if any structural upgrades, I'm thinking $3.5M may actually be about right for this...

    These look to be a bit bigger than the HC homes on average.  pricing will likely be in the low $3,000,000s for any lots with a view. But I guess this is still a bargain compared to La Vita plan 4.

    I would agree-- $4M is not going to be benchmark pricing.  But I think you are looking at $3.25M+ for anything on the view side of the street or with a large premium lot. As pointed out above, this is basically the cost of a Capri home now after accounting for upgrades and landscaping.

    I have to admit that's pretty grand for $5.4m.  But I can still see why someone would opt for the view lot in HC over this without a view. For me personally, I'd probably opt for a smaller ocean view home on a smaller lot further down the coast for less.
