Luna at PS or Jade court at Cypress Village

    (1) The Plan 3 is a good floorplan, overall, with a decent sized yard, but remember that when it comes to re-sale, it is "attached" even though it its only by the garage. The sf helps balance this term, because it is 1600 sf, nearly the size of the smallest Irvine Pacific detached condos. (2)...

    8) is actually an 8. TalkIrvine recognizes 8 with a parenthesis as that.

    Jade Court at Cypress Village

Jade Court is definitely chilling. They have a "deep" waiting list and the next phase (Phase 8) they say will be pretty much sold out as of now. They say the phase after that may be up for grabs, but the more phases you wait, the closer you get to the freeway (unless you want to the models)...

    Jade Court at Cypress Village

Jade Court is detached, with the exception of Plan 3 with its garage attached. Jade Court has driveways on the sides of the homes, so 3-car people like me will not suffer. Plan 3, except for the attached garage, is really good. The yard is decent and it is 1600 sf. Plan 4 is smaller, but more...

Orchard Hills I North, III, and IV

Any clue when these are going to open? And in what order are they going to open? Are they going to be any Residents-size homes in these neighborhoods?

The Groves of Orchard Hills - Pros and Cons

Make it short this time... 1. La Vita 4 (see ps9's rant) 2. Messina 2 (2-story guest suite, large central courtyard w/ outdoor kitchen ooh, la, la and view from master bedroom, up to 7 bedrooms) Messina 3 was an utter disappointment, spiral staircase w/ hard to clean stones squashed into a...

The Residences of Orchard Hills - Pros and Cons

"Overall" property tax is horribly deceptive. When you add HOA ... OMG!!! Entrada 1: says 1.5%, actually 2.33% Entrada 3: says 1.5%, actually 2.16% Vista Scena 1: says 1.5%, actually 2.23% Vista Scena 3X: says 1.5%, actually 2.11% Corte Bella 1: says 1.5%, actually 1.78% Corte Bella 3: says...

The Residences of Orchard Hills - Pros and Cons

I will start of this discussion with my choices: 1. Corte Bella Residence 2 2. PRIOR DRAFT OF Strada Residence 3/3X Corte Bella Residence 2 will be a big hit among Asian parents because many value single-story homes as being truly not space-conservative. With a downstairs laundry (which some...

A Glimpse of Irvine In Four Years

Considering that most land west of the 133 Toll Road will be completed after four years, what areas will be left in Irvine? Orchard Hills and Heritage Fields, along with land in Planning Area 30 and Northwood Paseo, are the only areas left in Irvine for new homes 4 years from now. Are there any...

    Jade Court at Cypress Village

Next phase is this June, but all booked up by waiting list. There are a record 11 quick-move in homes, all of which are Plan 2s, some of which come from Phase 2! There is a quick-move in home for every phase since Phase 2. Plan 1 had both a furnished and an unfurnished model, which was nice of...

    Vista Scena at Orchard Hills

Vista Scena not doing well either. 8 of the 10 homes are sold, with no waiting list (it seems). Parking lot was more crowded with people in every model. Homes facing the park were all sold. An Asian family cringed when the saleslady recommended that they consider the homes in the Grove (ha, ha...

Orchard Hills - Entrata by Irvine Pacific

Suspect that Bren must be in shock. Entrada is suffering, with only 6 of 9 homes sold and no waiting list at all, it seems. The sales office was a ghost town and the sales lady was willing to cooperate more. In fact, she even hinted that Entrada might still sell even if the market crashes. Plan...

    Contingencies

Does anybody know if a builder in Irvine (not necessarily IP) accepts contingencies? It will save us some pain with the prequalification, but I know it is unlikely considering that other neighborhoods in other cities frown upon the word "contingency". Thanks.
