    La Vita at Orchard Hills

Ready2Downsize, we are simply sharing info on this site. Time will tell if we are going to a new peak in a few years.  I believe we will be heading to a new peak based on historic trends.

    La Vita at Orchard Hills

Keep in mind, we are "only" back to the last peak pricing in 2007. See: http://www.latimes.com/business/la-fi-qa-home-prices-20160713-snap-story.html Key takeaway:  The peak value in any given cycle has always exceeded the peak value in the previous cycle. (We are just getting started)

Any More New Developments in Irvine?

I think they are done building in PA18 w/ HC. LA and HC were planned in 1980's, see info below: FACTS ? 752-acre total planning area ? 855 homes ? Approximately 450 acres of open space was dedicated as part of this project  <-----  No more homes will be build after 855 homes ? PA 18N (597...

    Laguna Altura is HOT!

From your comments, you must not know a lot about LA. Plenty of parties have been held at the parks, and parking is available next to all the parks.  I am sorry you have to be so negative to a community that you don't even live in.

    Laguna Altura is HOT!

For the fact there are traffic lights on 133 south of 405.  Prob not considered a freeway. 133 is definitely a freeway north of 405. Plus, 133 south of 405 probably get less cars than Jamboree or Culver.

    Laguna Altura is HOT!

Public restroom is available in the main park in LA.  Plenty of communities only have public restrooms in certain parks.  After all, LA's parks are private, and only 597 households have access to them.  I spent a lot of time in LA, only heard significant freeway noise in the very last row of...

    Laguna Altura is HOT!

SG's Maricopa and LA's Cortona share the same floorplans, but Cortona (Plan 3) consistently have a $100k premium over Maricopa.  WD's San Marino and LA's Toscana share the same floorplan, but Toscana costed more as well. Same floorplan or not, the architecture of LA's homes costed more to...

    Laguna Altura is HOT!

Really?  I don't think QH is that walkable if you live in 1.5M+ homes.  I agree, QH condos are much closer to shopping center. I don't remember that last time I walked to a shopping plaza, so, being able to drive to a shopping plaza within 5 mins is more important to me.  A lot of ppl on...

    Laguna Altura is HOT!

Numbers talk.  While most ppl are negative about LA, there is a good reason LA homes are moving at the price they are selling, even without "the add-on of infrastructure galore".  TR, QH, SC, and LA aren't "walkable" communities.  When was the last time anyone walked to restaurant or...

    Laguna Altura is HOT!

In my experience, people got rich because they made smart decisions.  Mainland Chinese invest all over the word, I was against LA's price premium when I visited the homes on Opening Day.  IP shuttled us in by buses.  However, I became aware the following differences LA offers: - Guard gated...

    Laguna Altura is HOT!

My neighbors do not have to be my friends, just like my co-workers do not have to be my friends.  I can make friends outside of ppl on my street. I think good neighbors are ppl that will keep the yard clean and presentable, park their cars in garage, use neutral window coverings, and do not...

    Laguna Altura is HOT!

Neighbors that keep to themselves are WAY better than neighbors that are nosy, want to know all about your business. I am fine w/ just greeting each other.  If the chemistry is there, exchange phone numbers and so on.  As for the kids, if the kids are in the same class, you will get to know...

What distance is a "safe" distance from a highway?

I guess if you can't hear the fwy, you are prob far enough..... Personally, I would never buy a house that's within 1000ft of a major fwy.  There was a study done, showing 500ft is the danger zone.  After 500ft, dust/air pollution is not very measurable....

What distance is a "safe" distance from a highway?

Good point!  I am really hoping that as long as I can't hear it, I am free from air pollution.

What distance is a "safe" distance from a highway?

If you take 1.5 miles to the left and right side of 5 FWY and 405 FWY, the majority of Irvine will fall within that range....

    Mulberry at Cypress Village

I dont mind.  Love LA or hate LA, recent LA resell properties all went into Escrow quickly w/ good appreciation, setting LA pricing @ > $500/sqft. LA and Hidden Canyon are surrounded by preserved area, no more homes will be built. When you look at SG, WB, PS areas, more than 10k homes are...

    Mulberry at Cypress Village

DUA numbers tell so much!  Wonder what DUA numbers are for LA. I also consider LA to have the best location among all communities from 2005 to now.  Hidden Canyon will be even better. After all, who doesn't want to have quick access to fwy, be close to beach, and be in the best school...

Newer Irvine listings with crazy WTF asking prices from equity sellers

Not so WTF if you consider 40 Modena in Laguna Altura went to "pending" status in 14 days.... http://www.redfin.com/CA/Irvine/40-Modena-92618/home/40439233 Considering Willow Bend in UP is also over $500/sqft, LA is pretty reasonable considering you are in a brand new neighborhood w/ 24 hr...
