CDM, NB, and NC are very mature cities.
Irvine is still a growing city, especially in terms of new offices and new home constructions.
I thought abt moving to NB several times, but ended up staying in Irvine.
We shall see how HC turns out in less than a year.

Hidden Canyon has proven its place in Irvine as one of the top communities. Probably in the top 3.
LR has a nice setup, small community, similar size homes, no condos, gated, no MR, good floorplans. If you can get a premium w/ the cell tower and landfill nearby, good for you.

Looks like TB will finish selling the Capri tract by end of this year. $2M+ homes, sold less than 2 years since opening, pretty impressive.
Tha Marbella tract seems to have a while to go, however, the majority of the remaining lots are view lots, and will easily go for $3M+. Prob 9-12 months...
$2M+ buyers are usually not 1st time home buyers, so, they are looking for something to either upgrade or downgrade from where they currently live.
So, as long as the homesite has that "something", it is still very HOT.
