    Which community is this? Your view premium is $200k + lot size delta. 5k sqft lot delta is approx $500k-750k, depending which community it is.... The price for VIEW may vary depending on what kind of view it is....  Usually, a clear city view from the 1F would be $300k-600k....

    I timed the drive to the 5 FWY on a slow day.  Around 8 mins to the 5 with only a couple of red lights. It may take 10-14 mins if you hit red light at most intersections, which is usually the case in the morning and evening only.

    Just checked TB's website, to my surprise, both Capri and Marbella tracts are selling extremely well.  All Capris w/o a back neighbor are taken, the same thing for Marbella w/ the exception of T-intersection homes. I also checked a few other developments in Irvine, none of them is doing as well...
