    COX v. UVERSE

Wow thanks for the info, that seems like a really good deal - how long are they giving you that rate for?  Also, it shows 104.24 for total bill at the top, is that because you have services in addition to the ~$76 for tv/internet? I'm currently in the 2nd year of a 2 year deal that has...

    Great Park Neighborhoods

I think the benefits of gated outweigh the drawbacks.  I walk or jog daily within NP, and appreciate the gates for the reduction in traffic.  If/when Orchard Hills makes Culver/Irvine Blvd busier, the gates will prevent folks from using NP as a pass thru - good for both pedestrian safety and...

2 best friends and tale of two cities.

There are a number of factors that are important beyond the schools - safety, location, convenience, diversity, neighborhood feel, and city feel are all important to me, similar to what have already been mentioned.  I specifically chose NP because it was a location that I could see myself living...

2 best friends and tale of two cities.

For this reason, I'm seeing more Irvine parents send their children to private high schools.

Top 5 things you would ideally want in a SFR house you were going to buy.

    1. decent sized backyard 2. downstairs bedroom with full bathroom 3. "take your breath away" entryway / high ceilings 4. driveway 5. community (amenities, density, location)

    OC Bubble

While the price reduction is substantial, I don't think this is representative of Irvine - this particular property is on the outskirts of Portola Springs, close to the toll road, in the section of PS closer to the landfill, and generally undesirable location (not convenient to shopping...

    Laguna Altura is HOT!

All I can think of when I see that much foliage / ivy is the potential rat populations that go along with it.

    Orchard Hills School Boundaries

I always take opinions like this with a grain of salt.    In my experience with these types of parents, they are often blaming the school, the teachers, the other students, and any other thing they can think of (other than their own lack of involvement in their kids' educations or the...

Buy a home backing a road or backing another house?

I would pass on both. - first one backs to train tracks - noisy, house can shake depending on the train passing by - second one backs to construction circle - nasty smells originate from that area (you can often smell it getting onto Jamboree at Warner), plus who knows whatever other pollutants...

Who is waiting for Orchard Hills?

I live in NP, and on weekends I regularly walk to get coffee, buy groceries, or eat at either Orchard Hills plaza or NP plaza.  The TK Noodle that opened recently in NP plaza is decent, nice to get a decent bowl of Pho within walking distance.

Interior Paint DIY vs Hiring a Pro?

We used Perfect Painting in the past for our entire interior, and had a decent experience as well.  Brandon is a nice guy, and his crew was professional.    I was referred to him by a buddy who lives over in Northwood Pointe (he's done a bunch of work in both NWP and NP).

    Need Home Network Referral

Does anyone use the Motorola Surfboard SB6141?  If so, do you have any issues maintaining a stable connection?  The modem is typically sold in white, and I believe the sell/sold it at Costco.  For the past few months, I've had intermittent random dropped connections.  Sometimes a few times a...

    Great Park: Lennar - Rosemist

Another thing with backing to a road - if it is a big road like Portola, or a feeder road like ridge valley, they often plant trees on the street side of the wall that will ultimately grow quite tall.  During big storms and high winds, all the crap from these huge trees can blow into your yard...

    Tustin Legacy New Homes

Todd Spitzer was quoted as saying that the other hangar that damaged the blimp prototype cost $1M/year to maintain.  I'm not sure if there's a way to demolish it safely and cleanly, but at a cost of $1M/year for maintenance I would hope that something could be done.

    Tustin Legacy New Homes

I know some people like the hangars and think it preserves the history of the area, but personally I think they're eyesores because of their immense size.  If I lived there, it would remind me that I'm living on what used to be a military base vs. out of sight out of mind.  Plus those things are...

    Orchard Hills Homes

I'm guessing that for West Irvine residents, the toll road isn't as easy of a decision since you are already on Jamboree once you exit your community (and the toll road is slightly out of the way).  But for NP and OH, the toll road saves distance compared to driving over to Jamboree.  Less...

    Orchard Hills Homes

I share similar experience - lived in University Park, Woodbridge, NP.  Everything averages out, and I don't see traffic being an issue for OH.  I take the toll road almost daily, and it takes me about 6 minutes to get to the District, and 11-12 minutes to John Wayne during non-commute hours. ...

    Orchard Hills

The Eastern section of OH is about 1.5-2 miles away from the landfill.  If you live on the side with the larger homes, you are 3+ miles away.  Not sure that I would consider that "next door" to a landfill.

    Northpark

3 Sebastian just went pending at $430/sf, giving some hope to the others you mentioned. Current sub-3000sf SFRs pending in NP: $401/sf, $420/sf, $423/sf, $430/sf, $469/sf.  Will be interesting to see what these close at. Current sub-3000sf SFRs active in NP: $419/sf, $423/sf, $430/sf, $445/sf...

    Northpark

I know a few families who live even closer to McDonalds than 26 Upland, and haven't ever noticed a food smell when visiting that area of NP.  I actually like the 23 Willow Ridge floorplan better than the 15 Larchwood, but that's pretty lame that they are limiting the showings to open house only...
