    1990 - 1995 in Irvine compared to now 2006 - ????

California Civil Engineers are the only ones in the country required to pass a seismic exam. That said, we know very little about earthquakes. The codes always change shortly after an earthquake because we learn something new. Civil engineers design to prevent a catastrophic failure. Meaning...

    Eastbluff/Newport Coast/Turtle Ridge/Turtle Rock/Ladera Ranch ??

Portola Springs is also right next to FRB Landfill. Given the choice I would rather live closer to the landfill than the base.

Average income for $1 million home?

30k per year. 1k/month public assitance. Plus a few hundred extra a month on what we can get for recycling. :) j/k. A lot of people in here make a lot of money. Too bad a million bucks isn't what it used to be.

Denied in Irvine - need a lender

"engineers" are NOT considered "professionals" ok. Don't blame me the next time an earthquake hits and your house falls on your head. :)

    Laguna Niguel S&S;homes

That area has Cornerstone, Mariposa, and the Summit. Cornerstone is the cheapest and outside the gates. The other 2 developments are inside. I would take a Mariposa for the right price.

Tustin Military Base Could Be Toxic.

Dirt is not exactly free. It must meet certain grain size distribution and compaction guidelines. If the local dirt is of poor quality, you will need to import and that is most definitely not free. Still cheaper than concrete though.

Tustin Military Base Could Be Toxic.

Concrete is much more expensive in that quantity. That is a huge stockpile.

Tustin Military Base Could Be Toxic.

Bubblegum is correct. There is a plume and it is very deep, but it is under most of irvine as well. I guess Portola Springs is also out due to the proximity to the Frank R Bowerman landfill.

What Kind Of Home Are You Looking For?

Very nice. Back OT. wife would like a 1800-2000 sf home with 1 bed on first floor. With walking distance of parks/amenities. Newer construction, say 15 years old at most. Drive way, 4 beds. 3 car would be lovely. Irvine would be ideal, may consider south county.
