    I totally agree. Same thing here. The preferred lender charged $575 (we didn't end up going through them - long story). They just take a few pictures during construction to prove that they physically came to the property, then use the data from the price+upgrades along with the comps they used...

    The closer to Woodbury the better. CV is great up near Trabuco, but I can't understand why anyone would want to live much closer to the 5. Especially in the Mulberry extension for $1m+. The school/park/freeway combo will cause a lot of noise and traffic.

    Looks like very few homeowners in Mulberry take care of their front yard. Do they realize it's their responsibility? There are huge weeds everywhere. Looks bad compared to Marigold and Magnolia.

    Buy a house that you like, and don't worry about resale unless you're a professional flipper. Everything is factored in when you resell. Hard to find any bargains in new construction. If a big yard important to you then you have many other options. If not, then you can buy in Irvine.

    That rant was epic! I hate our HOA company, PCM. The guidelines say that "trees must match the general look and feel of the community. Here are some examples..." Then I suggest a very similar tree, and my plans get rejected, saying I MUST pick from the following examples. WTF?
