Orchard Hills - Strada by Irvine Pacific

I'm thankful for the front landscaping, pavers would be visually unappealing - it's a neighborhood not a parking lot.

Adding a 2nd story loft over precious vaulted ceilings for resale

I added 150sqf through Loftcrafters.  Yes, I had to get HOA approval, even though we didn't alter the exterior of our house.  I'd go with Loftcrafters again - they pulled all the permits and did a professional job.

Orchard Hills - Strada by Irvine Pacific

This. I appreciate the street design with those wide and open cul-de-sacs (all with a view of something other than another house) which will be great for my kid to play in.  Think the layout of Strada encourages a community feel.

One option re. flooring, is upgrading the flooring in the kitchen and (and entry if relevant) with the builder, then sourcing same flooring with a contractor to install after COE.

I think this must be it.  Cherokee is a nice street. http://www.zillow.com/homedetails/59-Cherokee-Irvine-CA-92602/2102652403_zpid/

Thanks, I'll probably get another landscaper to take a look to do a comparison so if you're happy with yours, I'd appreciate the referral.

Can anyone recommend a good landscaper?  Also how is Phase 13 going, anyone know?

    Which would you choose?

OH over SG any day of the week and twice on Sunday's.  With SG, you really could be anywhere, there's nothing to differentiate it from any other SoCal development.

A phasing map would be helpful.  Bountiful and Wild Horse will have some views - apparently they'll be released after remainder of Coppermine is released.

Orchard Hills - Strada by Irvine Pacific

I heard that those streets will be next after Phases 13 and 14.  So they will be Phases 15-18, then development skips over to the Ironhorse side.  I believe Phase 13 will be released next month.

I don't think the models are an accurate reflection of average yard size.  I don't know what the average is, but I've heard there are some at 18-22ft which is good for the area.

I was under the impression that the Strada pool was accessible by all in Neighborhood 2, just as the Olympic sized pool is also accessible by all in Neighborhood 2.  Unless there are 2 different key fobs?

Orchard Hills - Strada by Irvine Pacific

I was only thinking of Neighborhood 2 when I wrote about non-Grove neighborhoods, but yes I'd expect Neighborhoods 3 & 4 to have their own pools.  Based on your figures, OH has lower home to pool ratios than other Orange County developments, but i guess we're spoilt where we are currently with a...

Orchard Hills - Strada by Irvine Pacific

This.  Also, I can't get my head around there only being two pools for all the non-Grove neighborhoods.  How many residences is that, 1000?  Two pools?!  Is that standard now in new developments?  On a separate point, front landscaping again.  I know I've mrntioned this before, but the front...

    - IUSD - Competitively priced SFH in Irvine at 2500sqf minimum with a driveway - Pool in community (re. The Groves, does anyone know if the pool at The Resort is the  only pool for Grove residents, aside from those who of course have their own pools?).  - Uniqueness of setting and elevation...

    Lafayettein Stonegate by Richmond??

I can't say I liked any of these floor plans.  They had a lot if gimmicks but when you take a step back, the floor plans are hampered by their own impracticality - small kitchens and small "Great Rooms" (I use the term loosely).

Orchard Hills - Capella by Taylor Morrison

I think Eyephone is just digging for more info,  trying to rile you (perhaps he likes you, who knows?).  I think Capella is a perfectly good buy and if purchasing Capella represents living below your means, then you're doing very well. For me, PP feels a bit too try-hard gimmicky (without all...

Orchard Hills - Capella by Taylor Morrison

I'm not planning on flipping and while I'm mindful of resale, it's not my overriding concern.  I just like the area.
