Orchard Hills - Capella by Taylor Morrison

Haven't noticed that but did see that someone has put a strip of fake grass down the middle of their driveway.  Capella, you stay classy.

Nice try, but a lot of Indian kids are similarly academically focused.  Besides which, what's your beef against the academic capabilities of white and Mexican kids?  Again, it goes back to diversity for me.  Perhaps that's something you could benefit from too.  ;)

Orchard Hills - Strada by Irvine Pacific

Exactly what NYC says, and I often hear Asian friends express the same sentiments. I come from a cross-cultural background and a homogenous bubble is not what I want for my kid.  I'd feel exactly the same if the school was predominantly Caucasian.

Agreed re. TUSD.  I'm a long-time resident in the area.  There are many reasons why I prefer TUSD over IUSD - but the one of the main drivers is that TUSD offers more diversity.  My friend's kid was the only non-Asian in his IUSD class last year, and this year he's 1 of 3.  My kid's in middle...

    Expat needs info!

I'd steer clear of Irvine, and look at Tustin (Tustin Ranch).  If you're used to the beach (I don't know if you are, but you're Australian), then Costa Mesa has a laid back ocean vibe.  I wouldn't be too focused on best districts for schools since you have a baby and only renting.

Orchard Hills - Capella by Taylor Morrison

This one has an impressive sized backyard and is move-in ready.  You'd think a lot of this size would have been snapped up early, before the builder put in their own upgrades.  Speaks volumes.  Capella is a lemon. https://www.redfin.com/CA/Irvine/108-Horseback-92602/home/91488793

They're really moving ahead quickly.  When did they release the current phase?  Interesting price increases there.  It is interesting that Lot 223 remains unsold as it's good size lot with nice views, I'd have thought.  Strada continues apace.

Perhaps validate was the wrong word - reinforces is better.  I regularly go to all the properties to get ideas/inspiration.  Whenever I go to Capella, I come away feeling very relieved!

Orchard Hills - Capella by Taylor Morrison

I don't want to traipse up to The Resort every time I want an outdoor fix bigger than a postage stamp.  Capella street design doesn't lend itself well to people being socialable either because, let's face it, it's a thoroughfare.  I've never seen a kid riding a bike at Capella, in fact you...

Orchard Hills - Capella by Taylor Morrison

Ha ha.  I go to Capella from time to time and it helps validate my decision to buy Strada.  When the price differential between a house that is a couple of 200sqf bigger is 200k, I don't think it matters what the resale is.

Orchard Hills - Capella by Taylor Morrison

Those retro cabinets will date by next week, and the birch/oak cabinets hurt my eyes.  The one with the French antique cabinets is at odds with the backsplash.  None of which I'd be belly living with at 1.4M.  I'm quite sure the slowdown at Capella is the price point and those small lots -...

Orchard Hills - Capella by Taylor Morrison

In most cases, the setbacks at Strada are bigger than those at Capella.  I believe that front landscaping at CoE is standard with IHC homes.

Not racist, just sadly a reality in the UAE.  Dubai's treatment of migrant workers is disgusting, they have no rights - they are slaves.

    Who's buying?

Agree.  No disrespect to our vets, but the system.  re. ISIS, they're a consequence of our meddling in the region in the first place.  We had no business going into Iraq.

    Who's buying?

Real Housewives of OH?!  In fairness to Paris, that eyesore front landscaping on her road is enough to send anyone over the edge.

I've seen that house and it's the cheapest looking fake grass you've ever seen.  It's like they've pulled the cloth off the pool table and glued it in their front yard.  Nasty.

You put it far more eloquently than I could have done.

It's not to my taste, it's all far too heavy looking and there's some inconsistency in that they've left the other side completely devoid of any backsplash.  I guess beauty does indeed lie in the eyes of the beholder.

Orchard Hills - Strada by Irvine Pacific

With the first rental (Plan 2, end of cul-de-sac), I'm seeing hardwood flooring downstairs (laminate upstairs?), glass-fronted cabinets, window treatments (motorized?), wainscoting, fully landscaped garden etc., all which doesn't come cheap.  I'm guessing if 200k was spent in upgrades, then it...
