Orchard Hills - Strada by Irvine Pacific

I was wondering who's the idiot revving the car.  Link to the other Plan 2 rental in Copper Mine.  They're practically the same.  Wonder how long they'll take to rent. http://www.realtor.com/realestateandhomes-detail/102-Copper-Mine_Irvine_CA_92602_M29652-06549

Orchard Hills - Strada by Irvine Pacific

Plan 2 Rental in Copper Mine at $4600 per month.  Doesn't look like there are any upgrades apart from the conservatory.  Small backyard.  http://m.surterreproperties.com/#details/OC16013326

Orchard Hills - Strada by Irvine Pacific

The lot sizes for the 3s on the Strada availability map are not big.  Personally, my selection preference will be for the biggest lot size over exterior elevation.  If I was buying in Strada now, I'd go for the lots in Thoroughbred in the upcoming phases - not current phase - as I mentioned...

Would you offer/accept prepaid rent at discount?

As a landlord I accepted 12 months rent in advance for a discount of 1 month's rent.  I would do the same deal again.

Congratulations Perspective.  Copper Mine and Quarter Horse are looking real nice.  The neighborhood is shaping up beautifully.

Orchard Hills - Strada by Irvine Pacific

On reflection, I'd go for a lot on the east side of Thoroughbred in the upcoming phase for the simple reason that you'll have more chance of a view of the hills from your living room, master bedroom and bonus room.  Facing the other way, you'll have a view of rooftops.  Just found out via a...

Orchard Hills - Capella by Taylor Morrison

I think you make some good points.  Doesn't instill much confidence in the builder for Capella II if they're struggling to sell existing homes.  It'll be interesting whether Capella II offers bigger lots and better street design than Capella I.  The downside to buying in the cheapest...

Orchard Hills - Strada by Irvine Pacific

Half court basketball, no tennis courts, kiddie pool further up near Entrata for IP residents, along with a bigger playground than the Strada tot lot.  Good size pool and jacuzzi at Strada which is accessible to all IP residents, however, over the summer only Strada and Terrazza were using it. ...

Orchard Hills - Strada by Irvine Pacific

The Bountiful cul-de-sac is the best in my opinion.  Whoever got the view lots has done very well, good lots sizes and good space between neighbors.  Added advantage is the end houses are almost hidden from Horseshoe.  It's a beautiful street.

Orchard Hills - Strada by Irvine Pacific

I took at look at new lots this week and was surprised at the small setbacks.  Earlier phases on the other side have had more variety.  Personally I wouldn't pick a lot that backs onto a hillside unless it had a good setback, which none of the current hillside lots appear to have.  If you're...

Wood or Carpet Floors in Bedrooms

Carpet.  Aesthetically it looks more inviting for bedrooms.  Practically, even with insulation, I still hear my kid stomping around up there, would be worse if it was hardwood.  Carpet is easier to replace.

Orchard Hills - Strada by Irvine Pacific

There's only 3 that I can see will have been standing inventory for a while - 1 in Coppermine, 1 in Quarter Horse and 1 in earlier developed side of Bountiful.  From my recollection, the others were in a release about 2 months ago.  One house remained unsold in our street for about 2 months...

Orchard Hills - Strada by Irvine Pacific

That's further ahead that I'd have thought.  I'd be interested to know how the sales are going on the recent releases.  My thoughts are that even though the lot sizes are small on current releases, Strada has generated enough sales and enough buzz that it's still highly attractive.  This is a...

    In 'which' God We Trust

There's far more important things that Irvine council members can be meeting for than whether to display a sign (a meme!) about God.  I'm sure whatever one's belief system (God, Jedi or otherwise), it would be better served helping one's fellow man than putting up placards.  God doesn't need...

Orchard Hills - Capella by Taylor Morrison

Yes, I do believe this property is still priced $50-$100K too high.  Also, as a potential buyer I'd be very concerned at Capella trending downward.  That's not what you want to see.  There's nothing you can do to improve upon the general dismal lot sizes and the ugly street design - worst...

    Moving to OC (Orchard Hills?)

In that price range, I'd go for Saviero, Vincenza or Amelia in OH ensuring that I got a good-sized lot (especially in the case of Saviero or Vincenza because the pool is not within easy walking distance).  The only problem with the Amelia's is that they're all inside perimeters so no view.  La...

Proposed cemetery near Great Park and the new Irvine 5th high school

I couldn't care less about FS but I do care about resale so that impacted certain decisions I made, and I've seen how it has impacted resale in the past.  Regarding the proposed cemetery, even though I'm not superstitious, I would never buy near a cemetery.  That's my own personal preference.

Orchard Hills - Capella by Taylor Morrison

It's my least favorite Plan at Capella but it's nicely presented and the lot is exceptional (for Capella).  Even so, it's priced too high and will fall well short of asking price.  The homes at Capella are beautiful but it really is the most unattractive and unappealing neighborhood in the Groves.

Orchard Hills - Capella by Taylor Morrison

I'm flattered that you've been scouring Redfin for grass-striped driveways for me.  Is the Capella fake grass driveway yours by any chance?
