When do you guys think Cypress Villiage is going up?

I see frames are starting to go up in cypress villiage. It looks like the framing is for the apartments. Does anyone know when cypress villiage will start building non aparment products? any chance they will open Stonegate and Cypress Villiage at the same time to give buyers some options?

What do you think the price points will be for the detached condo's and sfh? Also will there be any othe builders in Stonegate besides TIC?

Do you guys know what the conforming loam limit is for Irvine, CA? I believe its 625k right? If i take a loan for 460k it I shouldn't charged a higher rate right? Thanks in advance.
