    The VOC/TIC differential comes partly from the fact that VOC needs to finish selling and therefore lowered prices to get inventory to move. TIC threw the builders under the bus by halting all production which is why they're bailing left and right. TIC is not lowering prices to reflect reality...

    I hate to tell you this but Portola springs has a bunch of stigmas of its own (the dump, too far out, fire dangers, etc.). I don't want to add another childish dog-pile topic to this thread, but unless you're at the top of the hill in Turtle Rock, you're going to have to deal with stigmas...
