I strongly disagree.  There are areas where traffic is terrible but not for reasons you state.  IMO the traffic tends to be terrible around schools and shopping plazas that have inadequate ingress and egress much of the day.  And that's not many places. I can not for the life of me understand...

TIC prewired a fan in my bedroom, included a dimmer for the light and an on/off switch for the fan.  I control the fan speed with it's included controls.

The grout tends to separate at the boundary of the floor and the wall.  If your tile was done with the builder they tend to fix that since it's unpleasant looking and noticeable.  Otherwise I suppose that is something you may have to learn how to do yourself.

I had IP install wood flooring, seemed like something worth doing thru the builder at the time.  I have some problems with planks staying glued down which the builders sub contractor doesn't have a problem fixing.  Those kind of problems make me glad I went through the builder.

I had a disastrous spill of car tire shine on my epoxy floor last month.  It made the occasionally slippery epoxy as slick as an ice rink!  I don't know what the effect would have been though if it was just concrete,  but I was able to simply towel off a great amount , which was helpful.

I've had problems getting minor repairs done, such as poorly done caulking, or some grout cracks that were repaired in the wrong color.  They are not pro-active in getting to the repairs.  I'm giving them bad feedback whenever they request it.

I would have gotten that sound upgrade but that phase had passed when I signed the contract so it wasn't an option.

I would definitely make a priority out of those electrical /wiring items.  Those will be difficult to do later on imo.  Cabinets would be difficult as well.

I thought that some of the design center options were more reasonable than others.  Almost anything to do with the bathroom was way too expensive.  some things were worth the price for some convenience.
