it's not financially sound , imo, to pay that off.  If you are financing you are better off paying a bigger down payment or points to lower your payment.  I've never been given that option, maybe cause I look dirt poor.

I don't know if it's attributable to the grout sealer, but the grout around the toilets and the entry , which were regularly mopped, stayed clean.  It was in the shower where the grout sealer may not have had as much impact.  If I really wanted neat shower grout, I might even consider going in...

Directv pulled a WellsFargo on me, extending my contract without my consent.  I am sure they are going to try and hit me with a cancellation fee since I moved and wanted to compare service options before renewing.  I'm hoping they don't make this difficult.

I used standard dupont sealer on my last shower, mixed results.  I went with standard miracle sealents for my current shower tiles , hope to see a difference.

It is a laborious DIY but definitely within the average person's capability.  I am about to undertake this tonight and tomorrow.  Not looking forward to it, but better than paying 800 for someone to spread invisible stuff on your tile grout  8)

Agreed about your home warranty, you clearly needing a recommendation means you don't know enough to avoid a disaster.  Go with the builder for plumbing related stuff.

I have seen what kids do to standard flooring and you would be smart to wait before putting any premium flooring in.

That's good to know.  I was thinking of going for some kind of "exotic" desert look in the back yard.  Wouldn't want to clash with HOA over that.

I don't have any input to provide, just curious where their design center is? They really should have a list of standard and upgrades.  I remember the other models had such sheets.

Irvine is definitely safe and family oriented, probably no better options.  And the commute to LA is time consuming, but any commute here blows, imo.

Maybe the seller hired professionals from the start?  I agree, having spent a few years fixing up a home and then selling it because we needed more space, it's exhausting to think about not making another house a home. 

Interesting, I guess this is how builders increase margins in a hotter market, some of those items would have been included any other time, eg. medicine cabinet, flat panel pre wire, etc. All those prewirirings and plumbings are worthwhile to do with the builder, I would make them a priority if...

That's not uncommon.  We have the same setup from IP as well.  Bright CFL is well suited to the kitchen use, while the warmer and dimmable halogen bulbs are suited to the living spaces.
