Better Investment: 1 mil house or 2 500k houses?

What are the tax implications of owning 2 investment properties vs an owner occupied house?  I know there is some rule that states if you have lived in a property for 2 out of the last 5 years you can have up to 500k in untaxed gains.  So do some people go and live in their rental properties for...

    Laguna Altura in 2011

Should we move this thread to the Food and Dining section? How can 85 streamline their operation?  Those long lines seem unnecessary and perhaps they keep it that way to create "buzz?"

Better Investment: 1 mil house or 2 500k houses?

If someone currently lives in a 750k house, would you advise them to: A)  Buy a $1.2 million house in Turtle Ridge as an upgrade and rent out the current house B)  Buy 2 600k investment properties in "lesser" areas like Westpark or Northwood and rent them out. I imagine you would make more...

Which Irvine Village deserves the greatest premium?

The biggest premiums will be the villages closest to the coast and have hills.  The Turtles and Quail Hill.  The rest are just personal preference.

    Great article on IHB

I know these stats are for SFR's but do they also include detached condos that are very often listed in the MLS as SFR's?  I know in Turtle Ridge the only SFR's are in the Summit.  But they have large detached condos in Canyon's Edge that are over 2300 sq ft that are much cheaper at around...

Laguna Altura...can you say broker co-op?

Looks like 4 LA properties were withdrawn from the MLS.  I wonder what the story is there?

Orchard Hills MIA from Irvine Company website

I hope this is true and even if it isn't, lets spread the rumor anyways so I could afford to live there when prices drop.

Laguna Altura...can you say broker co-op?

Is there something specifically wrong with 61 Modena?  Have any other Plan 1's sold yet?  $370/sf seems almost like a good deal. 36 Como also dropped in price from $1,168,114 to $1,108,114.

BofA and High Cost Area Jumbo Conforming loans.

If this does affect prices, I wonder when we will actually see the price changes?  Early 2012?

Wow.  I didn't even know Wharton gave out scholarships.  But yeah...that was a smart move by your friend.  Someone of that caliber should not even care about the 150k or so it costs to go to Wharton.

Rental Market of High End Homes

How much does an owner typically pay in commission when renting out a house through the MLS?

Rental Market of High End Homes

That is great info!  I assume these are only properties that were rented through the MLS? From the looks of it, these rental prices do not even come close to covering the ownership costs given a 20% down payment.

    uni high highest in CA

I agree.  When people hear that my house is zoned for Uni, their eyes light up.  I don't care what some random ranking says about Uni vs Northwood.  Uni will always have the cache that Northwood won't.  It's like when some magazine ranks Yale ahead of Harvard.  If you get accepted to both, there...

Very true.  So whether its genetics or upbringing, a kid's success will largely depend on who their parents are.  I personally do not believe there could be that much of a difference between Uni or Woodbridge.  But I bought a house in the Uni district because I know potential buyers really care...

Rental Market of High End Homes

One of the many reasons that makes me hesitate buying a "higher end" home such as the Summit in Turtle Ridge is that it looks like it would be very difficult to rent the property if I ever had to relocate for work.  I also imagine the rental/ownership cost disparity must be larger with these...

    uni high highest in CA

How much of these ranking are just due to genetics?  Uni resides in the richest part of Irvine thus the parents are most likely very successful and smart.  The apple doesn't fall far from the tree, right?  Does the school make the student or does the student make the school?

Woman fatally shot outside Irvine home; suspect in custody

The ghetto has reached Turtle Rock... http://www.ocregister.com/news/agosta-305160-hernandez-prosecutors.html Agosta tried to flee in his Ford Mustang, prosecutors allege, but his car would not start. Instead, he walked out, kicked Hernandez as she lay on the ground, and fled on foot, they contend.

    Silicon Valley Real Estate

After looking at some houses in the cupertino and palo alto areas, I am seeing prices of $600/sq ft.  Is that right?  That is crazy!  And these houses are older than dirt (like 1940's).  One would need to get paid twice as much compared to Irvine to afford those.

How many rich people can a select few companies produce that would prop up the housing market for an entire region?  Is the overall job market that much better than Irvine?
