    ten - im not a market research expert but i dont think the young crowd really owns boats since they probably dont make enough money. I think if you market this to boat owners, by default you are marketing to older people.

    Cmon IPO - you are making a rookie mistake, you can refinance a high rate, you cant refi an inflated principal balance. If the rates jump to 15% there would be a significant corresponding decrease in home prices.

    My guess is that until you sign a lease, either party can back out. I dont think you have any legal recourse.

    Grew up - I rent a townhouse in woodbury and we could definitely see ourselves buying there when in one to three years, we dont have kids so we can hold out longer, but like you, will buy a large house right from the get go to grow into it, instead of having to sell and buy again...
