A piano really?!?! I've never played any instrument as loud as a piano in any IAC place. Most of my instruments are electronic and I try to keep the volume to about half that of a piano. That is really good news, or perhaps you just have really nice neighbors.

Sell in SD, rent in OC I remember reading here that OC's bubble topped out a year after SD's did. Thus, if you sold your SD house and bought in OC now for the next year you would have to re-live the YOY loss you just got in SD.
